    The Space:

    This waterfront apartment is ideal for families or groups seeking space, long-term comfort, and a prime high-rise location. The apartment includes four well-appointed bedrooms, thoughtfully arranged to host up to 6 adults plus 3 children (see house rules).



    The apartment features a generous open-plan living and dining area, framed by large windows that fill the space with natural light and showcase the bay and city skyline. The layout flows effortlessly onto a stunning private balcony, where you can relax, dine, or unwind while taking in panoramic water and skyline views — perfect for morning coffee or sunset evenings.



    The modern kitchen is fully equipped with full-size appliances, sleek cabinetry, and ample counter space, making it well suited for longer stays and shared meals. The adjacent dining area comfortably accommodates group gatherings.



    The apartment features four thoughtfully arranged bedrooms with flexible sleeping options, including one king bed, two queen beds, and one double bed, making it well suited for groups seeking both comfort and privacy. Two bedrooms offer TVs and direct access to the balcony, allowing guests to step outside and enjoy open water and city views directly from the room.



    This apartment is perfectly suited for longer stays, group travel, or guests who want space without compromising on location — just minutes from Miami Beach, Brickell, Downtown, and Wynwood.



    Guest Access:

    The entire space is included in this rental. After a smooth check-in at the building’s front desk, guests have full access to the apartment for the duration of their stay. Enter safely and comfortably, then focus on what matters — whether it’s relaxing, enjoying sunsets over Biscayne Bay, or spending time with family and friends.



    The apartment is designed to support both leisure and business stays, so you can stay productive if needed, while enjoying your time by the bay.



    The Neighborhood:

    Located in Edgewater, this bayfront setting offers a residential atmosphere while remaining well connected to Miami’s key destinations and major venues — making it a practical base for exploring the city, attending large events, or simply relaxing and enjoying your stay.



    ✧ Wynwood (approx. 5–10 minutes)

    Miami’s arts district, known for street murals, creative spaces, restaurants, and bars.



    ✧ South Beach (approx. 15–20 minutes)

    Easily reached via the causeway, known for its beaches, Art Deco architecture, and Ocean Drive.

    Getting Around:

    Lyft or Uber presents a convenient transportation choice when navigating Miami, and you can readily access complimentary public transportation like the Trolley and Miami Metromover. We highly recommend utilizing the nearby Miami Metromover for your travel needs.



    PARKING RULES

    *** $200 fee for one parking spot for entire duration of your stay. Parking request must be made right after booking and no later than 24 hours before check in.

    *** Parking is available on a first-come, first-served basis. If you wish to park more than one vehicle, parking fee for each additional vehicle is $200 per month, subject to availability. Advance notice is required if you need parking.

    *** $48 daily valet fee is also available and you pay directly to building each day.



    Please note that the valet parking garage enforces a height limit of 6'6", which accommodates most large SUVs but excludes trucks or vans. Should your vehicle exceed this height restriction, your only recourse would be to seek limited street parking with metered alternatives. Vehicles like slingshots, motorcycles, and scooters/mopeds cannot be accommodated by the valet service, and no electric charging stations are available in the valet area.



    Furthermore, within our retail lobby, you'll find an Enterprise rental car company, providing added convenience for your transportation needs.



    Other Things to Note:

    BOOKING RULES

    After you reserve the apartment, you must send us copies of ALL adults (15 yrs of age and older) drivers licenses or passports for building registration. All documents must be legible.



    Must-Read Before Booking:

    ***Guests must be 21 years of age or older to make a reservation, in compliance with building regulations. Third-party bookings are only allowed with prior approval from StayCozy. If you are booking on behalf of others, please inform us before completing your reservation. Please be aware that non-compliance with this policy will result in forfeiture of any refund.

    ***Please note that depending on your length of stay, a full building application for residency is required upon booking. Application requirements are, but not limited to former residency, employment status, SSN, references, and other personal details. Building application must be filled out within 24 hours after the booking is confirmed.

    OCCUPANCY RULES

    Building Management has strict occupancy rules. 6 adults only (15 years of age and older) plus 3 children. There are no exceptions to the occupancy amount. Please make sure your total number of adult guests reflects your reservation and the building requirement



    NO SMOKING

    Smoking is not permitted inside the apartment under any circumstances. Smoking is only allowed on the balcony with all doors closed. If there is evidence of smoking indoors, a minimum $500 fine will be applied plus costs for odor removal and deep cleaning.



    CHECK-IN

    Standard check-in time is 4 PM and is coordinated with both us and the building. If your flight is delayed and you’ll be arriving after 10 PM, please let us know in advance so we can make the necessary arrangements.



    CHECK-OUT

    Standard check-out time is 11 AM.



    LUGGAGE STORAGE

    Luggage storage is possible with a bellman that can hold your luggage for $3 per suitcase before and after your stay if needed. Please plan you arrival and departure times accordingly.



    MISSING DEVICES FROM APARTMENT

    If any streaming devices or remotes are missing from our apartment after your departure, we have a right to charge you $100 per missing item.



    LOST ITEMS

    We are not responsible for any items left behind. Please make sure to check that you have removed all personal belongings at departure.

    *** PARKING DISCLAIMER:

    Please ensure you submit your IDs, car details, and parking receipts by 2 PM, Mondays to Fridays. Please note that the administrative office closes at 4:30 PM and is not available on weekends. Any IDs, parking receipts, and car details submitted after administrative hours on the arrival date will require guests to use valet parking at their own discretion until the administrative office opens again as all parking slots are managed by the building.



    When you first arrive with your vehicle, proceed to the residents’ parking garage and stop at the ramp. Ring the intercom and let the attendant know that you are a new tenant and that you need to get the parking sticker. They will open the gate and you will then proceed to the P2 level to have your parking sticker installed. Just tell them your name and your unit number. Once the sticker is installed you can park anywhere on the P6 level.



    *** RECEIVING PACKAGES:

    Guests are welcome to receive packages during their stay. To ensure the safety of your package, please ensure that its arrival date falls within the duration of your stay. We regret that we cannot assume responsibility for packages arriving before or after a guest's stay.

    Additionally, please be aware that you will need the unit number for the delivery address. For security reasons, this information will only be provided 24 hours prior to your arrival date.



    BUILDING RULES

    -VISITORS AND GUESTS ONLY PERMITTED FOR RESERVATIONS THAT ARE 28 DAYS OR LONGER. NO VISITORS ALLOWED FOR ANY RESERVATIONS SHORTER THAN 28 DAYS. RESULTS OF UNREGISTERED GUESTS WILL RESULT IN IMMEDIATE EVICTION WITH NO REFUND.

The apartment lacked basic essentials like towels, shower mats, and oven mitts, making it difficult to function. The building is under renovation, requiring guests to enter and exit through the garbage room. Parking was not only expensive and scarce but also left my vehicle covered in thick construction dust. This was not the experience I expected for the price paid.
