INDOOR SPACE-
Bedrooms – The home’s thoughtfully designed layout features two primary suites, each with its own en-suite bathroom and walk-in closet, plus a third spacious bedroom—comfortably accommodating up to eight guests with four beds. All bedrooms come with quality mattresses, cozy linens, and protective covers for a restful night after a day of fun.

•Primary Suite 2: Two queen beds with smart TV, slider to outdoor space, walk-in closet, en-suite bathroom

Bathrooms - Each of our three bathrooms are stocked with plush towels, shampoo, conditioner, body wash, lotion, and more, so you can pack light.
•Primary En-Suite Bathroom: Double vanity, walk-in shower, and large closet.
•Primary En-Suite Bathroom 2: Walk-in shower and generous closet space.
•Guest Bathroom: Tub/shower combo
Kitchen - Our fully equipped kitchen is designed to make cooking at home simple. You`ll find a complete set of cookware, bakeware, and BBQ tools, along with essential pantry staples like cooking oils, a variety of spices, coffee pods, and more—so you can pack light and minimize shopping. Enjoy your meals comfortably with ample seating that includes a dining table and island bar area, perfect to seat all in your party.
Living room - Relax and unwind in the spacious living area with sectional couch that comfortably seats everyone. Catch your favorite shows on the big-screen TV or simply hang out and recharge after an action-packed day.
OUTDOOR SPACE-
Step outside into your own private desert oasis! The backyard is designed for both relaxation and fun, featuring a sparkling pool with a built-in hot tub perfect for day or night swims. Lounge in the sun on comfortable chaise chairs with umbrellas, or unwind under the shaded pergola with cushioned seating and a fire/dining table. An outdoor dining area and BBQ grill make it easy to enjoy meals together al fresco. Whether you’re soaking up the sun, grilling dinner, or relaxing under the stars, this resort-style space is the perfect place to gather and create memories.
Pool and Hot Tub Heating-
The pool and hot tub are heated with propane for ultimate comfort. Because heating costs vary by season, an additional daily fee applies and must be arranged 3 days in advance. These charges are initiated OUTSIDE THE INITIAL RESERVATION:
Pool & Hot Tub: Winter $150/day | Summer $25/day (hot tub only) | Fall & Spring $100/day
Hot Tub Only: Winter $35/day | Summer $25/day | Fall & Spring $25/day
PARKING - We offer free parking in our 3-car garage, driveway, and street parking. No parking in graveled areas. If bringing a trailer, street parking is allowed as long as your vehicle stays within the property lines and is moved every 48 hours. Reach out to us with any questions on this.
Our home and backyard/pool and hot tub is completely yours for your stay. There is a locked closet (in the hallway) for cleaning supplies/restocking, etc. Please let us know if you need anything restocked during your stay.
Our co-hosts, J and Amy, live less than 5 minutes away and can help you whenever you need. Please reach out on the message feed first. If they have not responded within 10 minutes, please give them a call. If there is an emergency or issues with your check-in code, please call them right away.
* Base rate includes 6 guests. Additional guests (up to 8 total) are $30 per night per guest.
*Security cameras have been placed in the front entry facing the street and in the garage. No cameras are present in any indoor or outdoor living area.
*Our home is a No-smoking, No pets property ($500 fine if evidence is found of either at checkout) and we ask that guests remove their shoes as we strive to have the cleanest and best maintained property we can for comfortable guest stays. If you have a fully trained and medically needed service dog, we would appreciate prior notice so that we can prepare for it. Thank you!

* Please keep noise to a minimum in respect for our neighbors, especially outside. Quiet hours are 10:00PM-8:00 AM. If management is called out for a complaint, there will be a fee of $100.
* The slider has a Nevada state required alarm for children`s safety regarding the pool. You can use the bypass button to avoid the loud alarm. Removing the batteries or turning off the alarm is at your own risk. If removed, the batteries should be reinstalled before your checkout and alarm in the on position..
*The home and backyard amenities are for REGISTERED GUESTS ONLY. If you have a need for a gathering, please contact co-hosts for prior approval. Fees may apply. This is not a property for friends/team members to come and swim or use the hot tub. Unregistered guests using or spending time in the property could result in removal of guest from the property.
* The propane devices should be operated and supervised by adults only.
* Please remove your shoes.
Pool & Hot Tub -
*Please apply sunscreen 30 minutes before entering the pool.
* Follow pool and hot tub rules that are posted outside. PLEASE - NO DIVING!
*NO GLASS OR CERAMIC materials outside please. There is outdoor dinnerware and glasses that can be used in the outdoor area.
*No food in the pool or hot tub.
*Please remove goggles and all small pool toys from the pool after each use.
*If young children are staying, please make sure the LOCK on the slider door is LOCKED at all times.
*Because of pool safety and liability issues, the front door must be locked at all times as there is direct access to the pool.
CHECKOUT INSTRUCTIONS: 10:00 am
1) Please make sure instructions for hot tub and pool checkout are completed. See guide using the QR code.
2) Locate garage door opener and place it on the kitchen counter. Replacement fee if lost.
3) Start one load of towels on HOT.
4) Load and start the dishwasher.
5) Sign out of apps on all TVs. Locate all remotes and leave them in plain view in their respective rooms.
7) Please set AC/Heater unit to 79 in the summer, and 69 in the winter.
8) Lock all doors and windows.
9) A quick message letting J and Amy know you have checked out is very helpful to housekeeping.
