What a location to explore some of Melbourne's most iconic Bayside suburbs of St Kilda, Albert Park, and Port Melbourne.

Newly renovated, this 2 bedroom apartment is set in a secure building located right across from St Kilda's iconic palm-tree-lined parklands Catani Gardens, alongside St Kilda's West Beach.

A tastefully decorated 2 bedroom apartment with king size bed in the main bedroom and double bed plus study/work area (with computer screen to connect to) in the second bedroom. The bed is comfy and kitchen fully stocked with all you need for dining in...but with so many restaurants to choose from all within walking distance you'll be spoilt for dining out choices!

Other inclusions are combined washing/dryer machine, parking for 1 car, all bed/bath linens & wifi. We also provide a small welcome pack of toilet paper, shower gel, hand soap and shampoo/conditioner and washing detergent to get you started on your stay. You'll need to bring your own or purchase any additional items you will need for your stay.

Portacot and high chair for children is provided but please bring your own cot linen.

Everything you need is walking distance including supermarkets, pharmacy, cafes, parks, beach and nightly entertainment including live music and concert events at the Palais Theatre (next door to Luna Park). Catani Gardens playground and pony ride across the road for family-friendly activity as well as the beaches, St Kilda Pier and skatepark.

Please note that the apartment has a small hot water unit, when having showers the hot water will last approximately 7 or 8 minutes so please keep showers to a minimum. The unit will then heat up again for the next person. Thank you for your understanding.

- Unfortunately guest limits apply. This means no groups, parties, gatherings or unregistered visitors.

- No one wants to pay $350 for smoking inside the property. That's what it costs us to clean it if you do! Please ensure no smoking takes place inside the property and no evidence of smoking waste remains.

- The morning you vacate please wash up your dishes and put them away, or run a cycle of the dishwasher.

- Please put your waste in the bins outside. We understand sometimes these are left full on your arrival... If that's the case please let us know. Additional waste or removal charges apply if we are charged by the cleaners and no one wants to pay for someone else's rubbish!

- Please ensure noise is kept to a minimum after 10pm and silenced by midnight to avoid complaints.

- Should something require repairs or maintenance during your stay, please let us know ASAP so we can assist with troubleshooting and tradespeople if required. We are here to help! Should a call out be required, we will arrange that with the appropriate tradesperson and yourself directly to minimise any inconvenience to you during your stay. Unfortunately if there are issues found to be operator error or damage caused by the user, the cost will be passed on as would be the case in any short stay / hotel accommodation.

- ID is required to place your booking with us.

- We understand accidents happen but please let us know when they do. - Any breakages are charged at fair replacement value to you so please take care with our things.

- Keys and locks are expensive to replace. Please take care with the keys to avoid a $250 replacement charge.

-We love our pets too but our properties are pet free except for assistance animals unless otherwise advertised.

- Please leave the property as you found it :)

- Please turn off the AC when you go out.

- Please respect check-in and check-out times. We would love to be able to offer early check in or late check out but properties need to be cleaned and restocked between bookings.

- Please don’t rearrange the furniture. We don't want you hurting yourselves.

- Lost property retrieval fee $45 plus postage.

And it goes without saying that no illegal substances or activities are allowed on the premises.

Mostly ok, great position opposite beach and 2 mins to trams. Modern, comfortable inside with excellent bed/cooking facilities/big screen TV. It is a bit too close to a busy road and traffic noise late at night distracting for those not used to it. For keyless entry to unit, may I suggest in the emailed instructions after the four digit code to add 'then hit enter' rather than just four digits alone. For those not used to an induction stove, a note with stove instructions saying 'stove only works when sauspan is sitting on hotplate' would be useful (stove didn't work with my small espresso coffee maker). Many thanks.
