    Port Melbourne, located about 5 kilometres southwest of Melbourne's CBD, is an inner-city suburb in Victoria. Once a thriving industrial and commercial hub due to its proximity to the Port of Melbourne, it has undergone substantial urban renewal, transforming into a more residential and recreational area. Notable features include its picturesque beaches, such as Port Melbourne Beach and South Melbourne Beach, along with the bustling Bay Street, known for its shops, cafes, and restaurants. The suburb also boasts historical landmarks like Station Pier, which continues to serve as a gateway for cruise ships, and the Gasworks Arts Park, a cultural precinct hosting various events and exhibitions. Port Melbourne combines maritime heritage with modern amenities, making it a sought-after area for its coastal lifestyle and accessibility to the city.
    House rules
    You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours. The following strict House Rules apply:

    - No loud noise between 10 pm and 8 am
    - No parties or antisocial behaviour
    - No additional people are to access the property without our prior approval
    - No pets are allowed in the property without approval
    - No smoking is allowed at any times
    - If you break something, please let us know
    - To help protect all floor coverings, do not wear any shoes inside the property

    Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behaviour in the property or common areas can cause neighbours to complain to us, the Building Manager, Council Rangers or Police.

    IMPORTANT:
    - Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property without refund.
    - Pets are available on request unless the property states it is pet friendly. Any stays with pets will incur an additional cleaning fee of $200.

    Finally, when checking out, we kindly ask you for the following:

    - Please leave all beds unmade
    - Please clean up your dishes and put them away
    - In case you have rearranged furniture, please put it back to the original location
    - Please take out the rubbish and remember to use the right bins
    - Please ensure all appliances, A/C and lights are off and doors and windows are closed.
    - Please check your accommodation thoroughly before departing to avoid any unintentional items left behind.

    We are not liable for any items left behind after your stay. In the rare event that a guest reports a missing item, we will make every effort to locate it for you, but we cannot guarantee its retrieval. If the item is found, we will gladly assist in arranging its return to an address within Australia, subject to postage and service fees.

    - Stairs are required to access the entrance of the building and the front door of the property.

    - Key collection is offsite, 900 meters from the property, and not available 24/7.

    - Please note, that key collection is available only during the store's advertised opening hours. While we rely on the store to remain open during its advertised hours, any unforeseen changes are beyond our control, and no alternative collection is available after closing. Further details about your booking will be provided three days before your check-in, upon successful reservation confirmation.

The apartment itself is nicely furnished and in a good location, which is why this review is difficult to write. Unfortunately, the overall experience was undermined by communication failures and maintenance issues.Before booking, I contacted Belvilla to confirm that the key would be available on site. I was explicitly told this would be arranged. After booking, I was sent instructions from a different company (MadeComfy) stating that the key had to be collected 3.5km away. When I raised this, Belvilla again confirmed in writing that the key would be available at the apartment. This turned out not to be true.I received no response to multiple follow-up emails, and eventually had to search online for MadeComfy’s contact details myself. They had no knowledge of Belvilla and no visibility of the promises I had been given. In the end, they arranged for the key to be moved to a location 1.1km away, which I still had to walk to in hot weather while travelling with five large suitcases.On arrival, several issues further detracted from the stay:The AC didn't work, a toilet seat was broken, both balconies were extremely dirty, there was no soap, no dishwashing liquid and no rubbish bags provided.None of these on their own would have ruined the stay, but together, they created the impression of poor communication, weak management and a lack of attention to detail.It’s a shame, because the apartment itself has a lot of potential.

The bottom lock on the door is very tight - it took 5 minutes to unlock the door on most occasions.Secondly, the apartment overlooks a carpark. This carpark was the meeting point each of our 3 nights for all rev heads to park their cars, rev their engines and do burnouts from 10pm to 2am.
