Please note that the house has two air conditioning systems:
1. A central system serving the upstairs area. Cool or warm air flows from the main bedroom and common area, gradually adjusting the temperature in the three upstairs bedrooms.
2. Two split systems downstairs (newly installed), one in the downstairs bedroom and one in the living room. The central system does not service the downstairs area.

This lovely house was built in the 1990s, and the previous owner, the current owner, the hosts, and the cleaners have all worked very hard to maintain it. Unfortunately, it isn’t brand-new, so there may be some issues in the house due to its age. However, many parts have been recently upgraded — such as the oven, stove, and split air-conditioning systems.

** This property strictly NO PARTY house. Any signs of a party, noise complaints from neighbours, or excessive noise after 10 PM may result in a fine of up to $2,000, immediate eviction by law enforcement, and no refund. We appreciate your cooperation in maintaining a peaceful environment.
** Please note that the irrigation system for the property operates at scheduled times throughout the week, particularly in the evenings. We kindly advise you to avoid leaving personal belongings on the lawn or near the vegetation, as they may get wet during irrigation. Thank you for your understanding.
* Strictly no pets, if you bring your pets without permission, we will have to ask you to leave without refund.
* If you are considering using the premise for commercial use, please contact beforehand. There will be additional charges involved.
— Early Check-ins & Late Check-outs —
Our standard check-in time is 3:00 PM, and check-out is at 10:00 AM.
As much as we’d love to accommodate every request, our property often has back-to-back bookings. This means our cleaners need the full window to thoroughly clean and prepare the space to meet our hygiene and cleanliness standards for every guest.
For this reason, early check-ins and late check-outs incur a fee of $100 per request and are subject to availability. We kindly ask you to consider this before making a request.

Please note that the front gate operates on an older system and has been programmed with a built-in delay to prevent jamming.
Important Instructions:
• When using the remote, press the button only once.
• After one side of the gate begins to open, the other side will follow after a short delay of 6–10 seconds.
