Stoke the fire and take in the views from every window, relax on the balcony or in the courtyard, enjoy a BBQ with mountain backdrops, or gather around the firepit under the stars. Children love exploring the expansive lawns and gardens, feeding the birds, enjoying the games area and discovering the property’s many outdoor spaces — while adults relax with a glass of wine and the sounds of nature.

Guests are encouraged to explore the property and surroundings. Wander down toward the Yarra River, enjoy bushland walks, spot local wildlife including deer, wombats, rabbits and kookaburras, or simply relax and enjoy the peaceful setting.

The property is located just 4 minutes from Warburton township on a level, sealed road suitable for cars, bikes, motorbikes and accessible vehicles.

The `Yarra Valley Bathhouse` is a private, one-of-a-kind wellness experience. Indulge in the only bathhouse experience of its kind in Warburton, a private sanctuary where relaxation meets nature. Unwind in warmth, sip a glass of wine and let the river view and the smell of the rainforest will envoke your senses. Let the serene surroundings melt your stress away.

Your stay includes two private sessions for two; additional bookings are available at an additional cost — advance reservations recommended to secure your timeslot.

NATURE, WILDLIFE & LOCAL EXPERIENCES:
Native birds are frequent visitors, including kookaburras, cockatoos, king parrots and a resident bowerbird who may visit the balcony or farm gates. Wildlife from the surrounding forest is often seen at dawn and dusk.

-If you enjoy bushwalking, you are at the start of the Walk into History, and just minutes from the Redwood Forest, La La Falls, Warburton Rail Trail, Rainforest Gallery, Mount Donna Buang and Warburton Splash Park.

-For road cyclists, mountain bike and trail bike riders, there are hundreds of kilometres of tracks throughout the Upper Yarra State Forest, with direct access from the front gate. We are affiliated with Ride Time and Warburton Adventure Co can assist with bike hire and other adventures. Secure bike storage is available on-site.

-Toboggans are provided for guests heading up to Mount Donna Buang in winter.

ACCESSIBILITY:
-Small step to access the building
-Five internal steps to access four bedrooms in the Lodge, all other rooms and bathrooms are located on the lower level with good wheelchair access.
-Parking is level and is a large area, ideal for accessibility vehicles

LATE CHECK-OUT
For guests wishing to relax a little longer, late checkout options are available by prior arrangement. $50ph for every hour after 10 am - subject to availability. Please enquire at the time of booking.

THINGS TO NOTE:
To preserve the peaceful nature of the estate and the surrounding environment, we kindly ask guests to note the following:

- All children and infants must be included in guest numbers in line with council fire/safety requirements
- This property is not suitable for parties or events
- Quiet time STRICTLY applies after 9:00 pm
- BBQs must be cleaned after use (cleaners do not clean BBQs- additional cleaning fees do apply $100)

PETS:
Pets are welcome with conditions:
- Owners are responsible for cleaning up after pets
- No pets on carpets, rugs, furniture or in bedroom hallways
- Pets must not be left unattended indoors
- Excessive mess, fur or damage will incur additional cleaning fees. ($100 fine) ALL damage costs will be directly invoiced and will be required to be paid immediately.

LATE CHECK-OUT
Late check-out until 12:00pm available at $50 per hour after 10:00am, subject to availability. Please request at time of booking.

Set on 2.5 acres, the property provides generous space, privacy and clearly defined areas for shared and private use.

The entire estate is yours and is adjacent to the other accommodation on the property `The Cottage`.

Accessibility -
There is one step to access the building and 5 internal steps to access 4 of the 5 bedrooms in the Lodge area. There are 3 bedrooms, x3 bathrooms, living areas and kitchens all on a single floor with great access allows space for wheelchair access.

This property is managed remotely alongside our staff and property manager., however is regularly checked on. For any queries, please contact us directly via the Airbnb app. For emergencies, we will supply contact details upon booking with details.

POWER OUTAGES:
As a country property, occasional power outages may occur. Flashlights, candles, a gas BBQ and portable gas cooker are available.

BUSHFIRE INFORMATION:
Warburton is a forested, high-risk area during warmer months. Guests are required to read the Bushfire Emergency Booklet provided and download the VicEmergency app during October–March.

On Code Red/Catastrophic fire danger days, bookings may be cancelled and partially refunded. On Extreme fire danger days, early checkout may be required if conditions are deemed unsafe. Guest safety is always prioritised.

CLEANING/HYGIENE:
A professional cleaning service is used after every stay.
Hard surfaces are sanitised, all linen is washed, and the property undergoes a full deep clean every three months.
NO PARTIES OR EVENTS
-No smoking or vaping inside or near the building
-No loud music at all!
-No more than 5 cars per booking
-No pets in bedrooms, hallways or on any furniture! to remain outdoors only
-Be considerate to our neighbours and other guests on the property and keep noise to a minimum and then low during quiet hours.

Beautiful location and very quiet. Small cottage was perfect for 2 people with a great view of the mountains out the window. Sat on the back porch watching birds in the trees. The only thing was the path to the river was blocked so we could not access. There were plenty of other nearby opportunities go get to the river though. Totallly relaxing with comfortable beds, couch and outside area.

Beautiful scenery in a peaceful town

Beautiful accommodation, stunning location. River access had a fallen tree, but added some adventure to our trip! The skylight windows are just gorgeous, an amazing way to wake in the morning. Love the facilities provided and practical things like pillows, plates, cutlery, picnic basket etc Bedroom fan needs some attention, but not a hot weekend so all good x
