Duke’s Place in Sunshine

Duke’s Place is a 2 bedroom 2 bathroom street front home with 2 plush sofa beds for additional guests between the Maribyrnong River and Victoria University’s Sunshine campus. Duke’s Place is a street front unit with house like privacy. Fully renovated and well insulated, Duke’s Place offers accommodation for up to 8 people serviced by 2 bathrooms.

Behind a manual sliding gate and accessed via keyless entry points, Duke’s Place is instantly welcoming with its 2 pebbled courtyards each with 4-person outdoor dining settings, one with a lavender garden. The leafiness of the front courtyard adds to the privacy of the front door, that opens into a generous living room with 55inch smart TV, 2 double sofa beds, air conditioner and a full length mirror so you can dress up for the occasion.

A wide entry leads into the sun filled kitchen with 6-seater dining table, pantry, LG fridge, electric stove, dishwasher and all your favourite small appliances, including a microwave, Nespresso coffee pod maker, rice cooker, kettle and toaster.

The two bedrooms are comfortably separated with one featuring a queen size bed with wardrobe and desk, the other two single beds with mirrored robes and desk, with one of the marble bathrooms with washer/dryer between the two bedrooms, and a separate toilet.

The second bathroom is near the kitchen and offers outside access to the clothesline – perfect for those who might be coming in from work or a gym or pool workout and want to shower prior to entering the home.

Made comfortable with its reverse cycle air conditioner, stylish floor rugs and double blinds to the bedrooms, it’s a rare find to have secure car space plus an EV charger on site.

When the front gate is closed, the property is fully fenced. We allow pets with your stay.

Please note: CCTV is in the front courtyard for your security.

Guests have access to the entire property except the locked storage cabinets in the kitchen.

We are available for any urgent matter on my mobile; otherwise, we generally let guests enjoy their stays in peace.

Nestled between the Maribyrnong River and Victoria University’s Sunshine campus, Duke’s Place has a little bit of everything in close proximity. The Large Buddhist Temple Complex is one block away with free lunch every Sunday. Duke’s Reserve Dog Park and Outdoor Gym, aka the Sunshine Tan with its jogging trails is even closer. Pickleball Paradise is opposite at the end of the semi industrial factories and all your essentials with a Coles supermarket, Revo Fitness, post office, childcare, City Cave wellness centre, medical centre, Clean Streak laundromat, Chemist Warehouse and beauty salon in the HomeCo Shopping Centre. Dining options include McDonalds, the Braybrook Hotel, El Jannah Chicken, Guzman y Gomez, Campground Kitchen and Bar and the delightful Papabear Bakehouse. Discover the walking trails around the Maribyrnong River and all the hidden gems along the way, including Solomon’s Ford, Medway Golf Club and the Quarry Lake. Sunshine Marketplace Shopping Centre/Sunshine Plaza has a Village Cinemas, fantastic restaurants and an Anytime Fitness gym. Duke’s Place is only a 7 minute drive to the new Footscray Hospital and main Victorian University campus, a 6 minute drive to Sunshine Hospital.

Sunshine North is 12.5kms from Melbourne CBD and 12.8kms from Melbourne Airport (Tullamarine) in Melbourne’s west. It’s well accessed via public transport with Albion station, on the Sunbury Line, just a 2.5km walk away (30 minutes) or catch the 215 and 220 buses along Ballarat Road to get you there quicker. Melbourne is well serviced by taxis and Uber.

Duke’s Place is part of a neighbourhood with other residential properties in close proximity to the fence line. The privacy is at its best for medium density living. We kindly ask you to be considerate to other neighbours. We also are across the street from a commercial strip of businesses that are home to a liquor store, a taekwondo school and a pool hall. Australia is known for having insects in weird and wonderful places. While we have done the best we can to prevent them from entering the home, we do provide insect spray for those that may wander inside.
House must be left as received (e.g. if you moved furniture, please put them back). Dishes should be washed (or start the dishwasher before you leave). Please clean up after your dog. Please do not wash the linens and towels before you leave as they will be commercially washed.

Please keep the noise down. Please refrain from causing disturbances to the neighbours. Strictly no parties allowed. Infringement on this rule may result in eviction without refund.

We will ask for photo ID of the person making the booking. For 3rd party bookings, we will need the photo ID of the primary guest staying at the property.

Smoking inside the property is strictly prohibited. $200 will be charged if smoking is detected. Illegal substance (including marijuana) cannot be consumed at all, or you will be asked to leave with no refund. Medicinal use of substance can be smoked/consumed outdoor only.

Please be thoughtful and turn off heating & cooling when you are not in the property.

Please don’t disconnect the Internet or Gateway at any time.

If any damage occurs during your stay, or if any appliance does not function, please tell us as soon as possible.

If the Fire and/or Emergency Services are called out due to a guest’s fault (including for false fire alarm call outs), fees will be passed on to you.

Pet fees are applicable and pets should be included when you book. Please don’t leave pets on the balcony as they may bark or meow, and balconies may not be safe for pets left alone.

If you are locked out (e.g. left the key inside the unit, lost the remote), our physical attendance will be charged at $50. Any locksmith or any additional expenses required will be on-charged to you. Loss of key/fob/remote will be charged at cost plus administration fee of $20/item lost.

Check-out time is 10am unless otherwise agreed. If the cleaner cannot clean on time, a delayed entry fee ($10 for every 10 minutes delay) will apply. If you require late check-out, please contact us 24 hours before check-out and we’ll do our best to accommodate your request. If you request a very late check-out, another night of booking may be required as we won’t be able to accommodate last minute booking request on the same night.

If you leave any items behind, please advise us immediately. We can post them back to you (except for perishables, flammables, illegal items or items that are impractical to post). We will charge postage cost plus $50 to compensate for our time. We can also store them for $20/item for up to 3 days for you or a friend to retrieve them. We accept no responsibility if any items left behind were missing or thrown out by our cleaners.

Where a porta cot (or any baby/kid item) is provided, this is used at the guest’s own risk. The owner and hosts do not accept any liability should anything occur during its use.

Please ask for our consent if you operate a business from the premises where you will expect visiting customers. This includes consultation, training, buying/selling or any personal services. We are happy to consent depending on risks and the impact on the neighbours.

Our cleaners do their best to provide quality cleaning. Though no one is perfect, and if there is any cleaning issues, please notify us within 4 hours of check-in; and allow our cleaners to rectify those issues in a timely manner.
