This stylish, architecturally designed residence is literally located in dress circle South Melbourne.

The home is within easy walking distance to popular Albert Park, Melbourne’s premier sports, aquatic and recreation park with its stunning lake. Nearby is the historic Emerald Hill precinct with its heritage listed “gold rush” period Town Hall, the ever-popular South Melbourne Market and all the great shops, cafes and restaurants of nearby Clarendon Street, South Melbourne and Bridport Street, Albert Park. Public transport is nearby.

The architectural design highlights sunny rooms and the striking skylight structural shapes bathe the home in light. Double glaze windows feature electric blinds to control sunlight and provide acoustic insulation.
All skylights have remote control retractable blinds.

This modern interior has a collection of contemporary furniture and original artworks to delight the guest.

Upstairs the home has two spacious, sunny bedrooms, both with large built-in wardrobes. The large upstairs queen Master Bedroom has a sunny rear outlook with electric blinds. The second bedroom with a sunny streetscape view,has a king bed that can be split to create two long single beds. Guests are required to advise their required bed set up. The bedroom has access to a balcony with an outdoor table and three chairs. This home comfortably sleeps up to four guests.

The ground floor front study with its useful workstation roll down desk.

The home has two modern stylish stone bathrooms with large showers. The upper bathroom has a luxurious bath. Toiletries and hairdryers are provided in both bathrooms.

The sunbathed upstairs landing has a fully equipped laundry with washer and condenser dryer concealed behind quality joinery. An iron, ironing board and drying rack is provided. The large, light-filled landing features an expansive vaulted skylight ceiling.

Open plan living on the ground floor combines the kitchen, dining and living areas. The Living Room has two comfortable couches and is complete with a large LG OLED Smart TV, Netflix. A Sonos Bluetooth sound system is available in living areas and bedrooms.

The living room looks out on the garden complete with useful herbs and captured water for irrigation, but not drinking. Guests are welcome to enjoy the herbs and any ripe fruit that includes figs, passionfruit, lemon and lime trees.

The home is ideal for entertaining or working from home featuring excellent wi-fi and the useful desk in the front study.

The spacious, modern Kitchen with a corian bench top has breakfast bar stools and all the needed modern European appliances. This chef’s kitchen is well equipped with everything needed for cooking pleasure. The pantry has all the basics that a cook may need.

The outdoor dining area adjacent to the kitchen, on the timber deck, comfortably seat six. It is perfect for al fresco dining and entertaining. The chiminea fireplace and plumbed gas barbeque adds to guest enjoyment.

Bikes and helmets are provided down the side of the house for guests' use on the many safe, dedicated bike paths in the area. Helmets must be worn and are provided.

The house is delightfully heated with hydronic heating in the bedrooms and study and underfloor heating in the living room and bathrooms. The home has an environmentally friendly and effective Brivis Iceberg evaporative air conditioning system in the bedrooms for cooling. It has a 6Kwh solar energy system. A clothesline is provided in the rear garden for energy free drying.

The home includes an alarm, external wi-fi cameras at the front door and rear garden, fast WiFi, Netflix and free off-street parking right outside the door.

Well behaved dogs are always most welcome.

The home is No Smoking but guests may smoke in the rear garden.

The home is located close to Clarendon Street and the Albert Park village with all the cafes, restaurants, shops and transport.
