Welcome to The CubHouse! This spacious retreat is nestled on a private corner within the community of Massanutten Resort. Home features a stocked kitchen, memory foam mattresses, balcony, patio, pool table, ping pong, and hot tub. There is access to year-round indoor/outdoor Massanutten amenities: community pool (additional fee w/pass), tennis courts, etc. Home is minutes away from slopes, waterpark, golfing, zip-lining, fishing, trails, Shenandoah Park, Skyline Drive, & JMU.

The CubHouse has 2 levels. The main level features a large living room with a comfortable sectional couch, electric fireplace, 55” smart TV, kitchen, balcony with seating, large 10-seat dining table for family dinners and game nights, and 3 bedrooms/2 bathrooms. The primary bedroom has a queen bed, 43” smart TV, dresser, office desk, walk-in closet, and ensuite bathroom. Additional bedrooms include queen beds, dressers, and brand new 43” smart TVs.

The lower level features 2 bedrooms, 1 full bathroom, and a family room with a ping-pong table, 50” smart tv, dining table set, full-size washer/dryer, microwave, and giant bean bag. The garage features a pool table and an electric fireplace.

There are 3 full bathrooms with shower/tub combos, one is in the primary bedroom and two are split between upstairs and downstairs common areas. Body towels, hand towels, bathmats, and hairdryers are provided.

The patio is accessible from the family room on the lower level and comes complete with patio furniture for outdoor lounging, a gas grill, and a 4-person hot tub.

There is plenty of parking in front of the house (2 cars), side patio driveway (4-5 cars), or even in the resort. Depending on size, we can accommodate 6-7 vehicles. Parking on the street is not permitted per resort HOA.

Guests should park on the driveway in front of the house to access the code-accessed front door. Additional parking is available around the corner, near the garage and outdoor patio area. It is on a decline and can be difficult to see at night. Vehicles are restricted from parking in the garage.

Winter weather may bring snow. Please note that we do not accept any liability that are out of the host’s control such as being snowed in/out, road closures, loss of power, or other issues. We recommend that all guests get their own trip insurance if you are concerned about these possibilities.

Guests who book this listing understand and agree to the following:

NEIGHBORHOOD RULES:

- This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal and state laws and local ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, or owners of second homes enjoying their retreat. Please respect their privacy and property rights, along with those of other guests in our private residential community.

- Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10 P.M. and 7 A.M.

- All tires must be off the roadway. DO NOT BLOCK FIRE HYDRANTS! Our private neighborhood roads are "highways" for law enforcement purposes per Rockingham County ordinance

- Do not park adjacent to any other homes or lots unless this home's owner or property manager has told you he has explicit permission for you to do so. Parking rules violators may be subject to having their vehicles towed.

- If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at: the MPOA Owners' Swimming Pool parking lot at 4007 Peak Drive

- NOTE: Buses, campers and RVs may not be parked at houses or along neighborhood roads. With prior MPOA approval they may be parked in the overflow lot during your stay.

- You are in an area that is at risk for wildfire! NEVER leave any outdoor fire unattended.

- Open containers of alcohol are prohibited on any road or common area.

- Pets are not allowed to run at large. They must be leashed at all times when off this property. Pet owners are required to clean up after their pets.

- DO NOT place trash anywhere outside the house, including on screened porches. It will attract wildlife that could endanger you and damage the property.

Waiver/Release and Hold Harmless Agreement
In order to participate in this Booking/Reservation/Experience/Stay/Occupancy of Home/etc.; OHANA HOSPITALITY VA LLC and, its representatives, its hosts, the property ownership, and/or direct employees, requires you to accept this Guest Release and Waiver of Liability, which is effective between you, your guests, invitees and OHANA HOSPITALITY VA LLC and, its representatives, its hosts, the property ownership, and/or direct employees, as of the date when you first book or participate in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc., whichever happens first.

You represent that you are 25 years of age or older. If you are bringing a minor as a guest, you acknowledge and agree that you are solely responsible for the supervision of all minors throughout the duration of your Booking/Reservation/Experience/Stay/Occupancy of Home/etc. and have read this Guest Release/Waiver/Hold Harmless Agreement and agree to it on the minor’s behalf. If you are booking a Reservation/Experience/Stay/Occupancy of Home/etc. on behalf of other guests, you will ensure, and you represent and warrant, that each guest on whose behalf you book has read and agreed to this Guest Release and Waiver/Hold Harmless Agreement, which shall apply to each of them as if the reference to “you” was a reference to him/her/they/them/etc.

Assumption of Risks
You understand and Acknowledge that the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. that you sign up to participate in may be hazardous and may carry the risk of injury or illness, including sickness, physical injury, property damage, disability, permanent paralysis, and possibly death.

TO THE MAXIMUM EXTENT PERMITTED UNDER APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY, AND FREELY ASSUME ALL RISKS, BOTH KNOWN AND UNKNOWN, OF PARTICIPATING IN THE BOOKING/EXPERIENCE/STAY/OCCUPANCY OF HOME. EVEN, IF THOSE RISKS ARISE FROM THE NEGLIGENCE OR CARELESSNESS OF THE HOST OR OTHERS, OR DEFECTS IN THE HOME, FURNISHINGS, PREMISES, FACILITIES, GROUNDS, ETC. USED DURING THE EXPERIENCE OR OTHERWISE, AND YOU ASSUME FULL RESPONSIBILITY FOR PARTICIPATING IN THE BOOKING/EXPERIENCE/STAY/OCCUPANCY OF HOME.
Release and Waiver
You have reasonably assessed the risks involved in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. and have made an informed and voluntary choice to make reservation/participate/stay.
You knowingly choose to Book/Reserve/Experience/Stay/Occupy the Home/etc., and acknowledge that there are recording devices at the entrances (common area only) of the Home/grounds/property.
You alone, and not your host, are responsible for determining your fitness for participating in the experiences and your ability to fully understand any directions or warnings presented.
You will not participate in any Reservation/Experience/Stay/Occupancy of Home/etc. when you have a physical, medical, or mental limitation, or when you are aware or should reasonably be aware of any factors that may limit or prevent you from safely participating in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. or trip.
You will act reasonably and responsibly and will comply with any provided and customary conditions, directions, house rules, and/or precautions for participation in the Booking/Reservation/Experience/Stay/Occupancy of Home/trip/etc. If you notice any hazard during an experience you will stop participating in the Booking/Reservation/Experience/Stay/Occupancy of Home/etc. immediately.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, YOU RELEASE AND PROMISE NOT TO SUE OHANA HOSPITALITY VA LLC and, or, its representatives, its hosts, the property ownership, its subcontractors, and or direct employees FOR ANY CLAIMS, DEMANDS, CAUSES OF ACTION, LOSSES (WHETHER ECONOMIC OR NON-ECONOMIC), DAMAGES, EXPENSES, COSTS, OR LIABILITY OF ANY NATURE WHATSOEVER ARISING FROM OR IN CONNECTION WITH YOUR EXPERIENCES AND/OR TRIP, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), PRODUCT LIABILITY, OR ANY OTHER LEGAL THEORY.
You intend this Guest Release and Waiver to be a complete and unconditional release of all liability to the greatest extent allowed by law. You agree that if any portion of this waiver and Release is held to be invalid, the balance notwithstanding shall continue in full force and effect.
Disclaimer of warranties
TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOSTS PROVIDE THE Booking/Reservation/Experience/Stay/Occupancy of Home/etc. AND/OR TRIP “AS IS,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, WITHOUT LIMITING THE FOREGOING AND TO THE MAXIMUM EXTENT PERMITTED BY LAW, OHANA HOSPITALITY VA LLC and, its representatives, its hosts, the property ownership, and or direct employees EXPRESSLY DISCLAIM ANY WARRANTIES OF SAFETY, FITNESS FOR A PARTICULAR PURPOSE, QUIET ENJOYMENT, AND AS TO THE ADEQUACY OF THE DIRECTIONS AND WARNINGS PROVIDED TO YOU.
Indemnification
You agree that if, despite this Guest Release and Waiver, you or anyone on your behalf make a claim against the hosts relating to an experience and/or trip, you will indemnify and hold OHANA HOSPITALITY VA LLC and, its representatives, its hosts, the property ownership, its subcontractors, and/or direct employees harmless from any liability, demand, loss, damage, or costs which the hosts may incur as the result of such claim.
Governing Law: This agreement shall be constructed to provide a release and waiver to the maximum extent of the law as permitted under the State of Virginia, USA.
