Lake, sea, etruscan sites close to Rome

First of all, this is not a B&B: this is *my house* in which an independent apartment is available for medium-long term rental.

Our house rises near the village of Manziana on a beautiful biological land of about 25 thousand square meters, with walnut and hazelnut trees, olive trees and a large garden; 6000 square meters of our forest which is part of a large protected forest, a stretch of seasonal stream, natural hedges.
The land is located in a secluded plain, reserved for a few buildings, which can be accessed along a comfortable and suggestive road that first crosses the forest, then emerges into the prairie, and after a kilometer becomes a path that leads to a stream.
The natural landscape is intact and will remain so by law.
The road is not passing through because it is frequented only by a few people who love nature, by farmers who go to their fields on Sundays, and by about 10-15 neighbors. No one else.
We all know each other, we help each other sometimes we meet to talk a little for the pleasure of the company.

The villa in green building is energy class A +, so inside you feel good in all seasons.
It was designed by us and created by Griffner House, Austria: one of the best companies in continental and Mediterranean Europe.
It is different, and better, than all the other Italian houses 😉.

The villa complies with all applicable safety regulations (anti-seismic, does not ignite, etc.).
All the materials used (wood, cork, patented paper, ground stone, paint, glass) are non-toxic and come from ethically managed sources.
Rainwater is reused.
The floor heating is low enthalpy, powered by a geothermal pump.
It is pleasant to walk barefoot on the wood. Sanitary water is supplied by solar panels. Large windows, thermally insulating, guarantee wonderful views from every room in the house, and lots of light. Colorful and modern bathrooms.

Many different species of fragrant and colored plants bloom in the garden.
in the meadow wild flowers. In the sky large and small birds and butterflies
and starry nights lulled by the cricket of crickets and the cra cra of frogs, and by day by cicadas.

The road crosses the wood and then comes out into this hidden plain, there are many cultivated fields, a small riding school, which can be reached on foot, and 10 houses.

We have 4 well-groomed cats, so if you have a dog, it is only allowed if it loves cats, and if it does not damage the property.

The rented apartment is about 40 square meters covered, and has a lot of outdoor space:
A lounge, a fully equipped kitchen, a washing machine, a small hallway, a nice bathroom with window, a double bedroom.
Two wooden terraces in front of the hall and the bedroom. Entrance through the two terraces.
Outdoor parking, garden with beautiful trees and flowers, possibility of having your own vegetable garden, view of the forest and the field. There is a barbeque shared with the owner, in the field.
We rent at least two months, and even in the long term (some months, a year, some years).
The cost depends on the number of tenants: for two people the rent, including heating, sanitary water, electricity within the limits of reason) is
600 Euro / month.
For longer rentals the monthly prices will be decidedly lower; you will talk about it with the owner, Ettore Apolloni.

Connections:
The nearest village is Manziana, you can reach it on foot or by bike or horse in the woods, with beautiful trails of 4 kilometers. Or by road with 10 minutes by car.
In the village there is the train, bus, supermarket, shops, cafe, pastry shop, pizzeria, hairdresser, barber, bar, pizzeria, restaurant, pharmacy, doctors, medical analysis center, physiotherapy center, sports center, pool.
In the nearby town of Bracciano, on the Braccianese road, a good car rental service.

The house is a 10-minute drive from Lake Bracciano and a 20-minute drive from the sea.
