Fox Meadow Retreat is a 2,800 sq ft log home on three private acres — four bedrooms, eight beds, room for twelve. The private hot tub seats seven and sits on a covered patio beside a putting green. Inside: a 760 sq ft living room with a stone fireplace and oversized sectional, plus a lower-level game room with foosball and a Pac-Man arcade. Firepit, gas grill and porches out back. Dells attractions and Christmas Mountain are minutes away. Dog-friendly, well stocked, spotless every stay.

• Quiet hours: 10 PM–8 AM
• No parties or events
• Guests must be 21 or older to book
• Streaming: use your own account logins
• Security: one exterior camera on the front porch, facing outward. There are no interior cameras anywhere in the home.
• Noise monitoring: one decibel-only monitor on the back balcony by the exit door. It measures sound level only — it does not record audio or conversations.
• Owner storage: 3 locked owner closets are not part of the rental: the main-level king bedroom closet, the basement furnace room, and the basement hallway closet. All other closets are yours to use.
• Pets: up to 2 dogs welcome ($125 per dog, per stay); dogs over 50 lb require manager approval. Please bring crates and blankets, and clean up after them indoors and out. Trained service animals are always welcome and are not pets; no breed or size limits apply. Service animals and emotional support animals are exempt from pet fees.
• Wildlife: deer, birds and other wildlife are common; please observe respectfully and do not feed them.
• Guest capacity must be respected
• Parking: driveway parking for multiple vehicles
• Fires must stay in the pit, small and safe; avoid windy days
• Essentials: towels, linens, shampoo, conditioner, body soap
• Rural setting: expect some farm-road noise and natural ambient sound

• Guest verification is required before arrival through our secure Hospitable guest portal. Verification includes a government-issued photo ID and identity confirmation.

• A refundable $250 security deposit applies to every booking, including VRBO. It is collected about 2 days before check-in and refunded about 2 days after checkout, provided there is no damage, excessive cleaning, missing items, or rule violations during the stay.


• Guest verification and the security deposit must be completed at least 72 hours before arrival to avoid delays in receiving check-in instructions.

Additional House Rules
• Guests must be 21 or older to book
• Smoking and vaping are allowed outdoors only, away from the house, with windows and doors closed so no smell gets inside. Never indoors
• Firepit: keep fires small & contained, avoid windy days, and clean up after use
• Fireworks are not allowed anywhere on the property
• Park only in designated parking areas — no parking on grass unless specifically approved
• Trash goes in the dumpster; pickup is Thursday. Please follow the trash and recycling instructions provided in the home
• Locked owner closets are not part of the rental and are off-limits to guests
• Early check-in/late checkout: Guest Portal, $25/hr, up to 4 hrs
• Guests must sign our Short-Term Rental Agreement before arrival
• Pets: maximum 2 dogs, $125 per dog; dogs over 50 lb require manager approval. Clean up after dogs indoors and outdoors; additional cleaning charges may apply. Service animals and emotional support animals are exempt from pet fees
• Clean grill after use
• Indoor furniture should not be moved outdoors
• Noise monitors are privacy-safe and set high enough that normal vacation use will not trigger alerts

• Excessive staining or damage to linens, towels, furniture, or décor
• Hot tub misuse, damage, or excessive debris/cleaning

• Excessive trash, abnormal cleaning, or failure to follow checkout instructions
• Property damage caused by unsafe fires or grill misuse
• Repeated noise complaints requiring intervention
• Damage to or tampering with security, internet, or safety equipment
