We love the unique blend of modern furnishings and ornate period architecture in this self-contained studio.

Set within a classic Victorian house, the space feels both stylish and homely, with an open-plan layout, original fireplace, and high ceilings that allow for a mezzanine sleeping area.

The apartment is newly decorated and fully furnished with everything you need for a comfortable stay—ideal for business trips or city breaks. Amenities include high-speed broadband, washer-dryer, fresh towels, bed linen, plates, cutlery, and all the essentials.

Located in the heart of Notting Hill, you`re just a short walk from Portobello Road Market and only five minutes from the nearest underground station or Notting Hill Gate by bus.

The mezzanine hosts the main sleeping area. At full occupancy, one guest will use the sofa bed in the living area—please let us know in advance if you`d like this made up.

Access Notes:
While on the ground floor, there are nine steps up to the building entrance, which may not be suitable for guests with reduced mobility.

When – full of caffeine and caught up on literature – you do eventually return to your new home-from-home, the leafy green expanse of Hyde Park, just a twenty-three-minute walk away, comes calling for a romantic picnic or a gentle stroll.

Nestled between Notting Hill and Hyde Park, Bayswater is a great base for exploring everything that Central London has to offer, yet maintains a tight-knit, neighbourhood feel which sets it apart from surrounding areas. Grand white stucco terraces and communal garden squares make up the majority of housing in the area, so architecture aficionados will be in for a treat. Large green spaces attract families and wealthy locals alike, who you`ll find taking in leisurely strolls throughout the week. Formerly home to Whiteleys, one of London’s first department stores, opened in 1911, a massive redevelopment project is underway transforming the Grade II listed building into private residences alongside the UK’s first Six Senses hotel and a selection of luxury restaurants. Queensway, Bayswater’s main artery, is a prominent shopping street with a vibrant multicultural feel. If you’re on the hunt for some unique finds, you’ll have plenty to choose from in the way of high-end boutiques and pioneering gastropubs, all just a stone`s throw away on Notting Hill`s Westbourne Grove.

Ladbroke Grove tube station is about 5 mins walk. Notting Hill is only a 5 min away by bus, 20 min walk, and there are plenty of day and night buses to central London and all important sites.

IMPORTANT TO NOTE - There will be works commencing on the exterior of the building which involves scaffolding going up from 1st July. Any works will be during the weekdays Mon-Fri 8am - 5pm, we apologise for any inconvenience caused in advance.

- SLEEPING AREA - Please note the bedroom is at mezzanine level, stairs leading up to it are not secured. In this regard the flat is not child friendly and elderly guests might also have an issue.

SOFA BED - Please give advanced notice if you require us to prepare the sofa bed for your stay. If you require the sofa bed an additional £59 will be charged post booking.

UPON BOOKING: If you do not have any reviews we will need you to provide more details about yourself (ie. work credentials such as a LinkedIn profile or similar) and the purpose of your stay.

EARLY CHECK-IN: A guaranteed early check-in can be arranged subject to availability at an extra charge.

LATE CHECK OUT: On the day of departure, we kindly ask all guests to vacate the property by 11AM. A guaranteed late check-out can be arranged subject to availability at an extra charge.

LONGER STAYS: For bookings of 14 nights and longer, complimentary cleaning may be provided. Details to be confirmed after booking.

We provide our guests with a `home away from home` experience. Therefore, we would really appreciate all our guests to leave the place as close to as how they found it. Any excessive mess that requires our cleaners to go beyond the standard check out clean (changing linen, preparing the property for the next guest and restocking of general house supplies etc.) will be charged to the guests. Please also note that we will charge a penalty fee of £500 if any of our house rules are broken.
