*No Parties

Unauthorised parties are strictly prohibited. A breach may result in immediate termination of the booking without refund and a £2,000 damage and remediation charge applied.



*Quiet Hours

After 8 PM, this is a residential area. Please respect quiet hours from 8 PM onwards out of consideration for neighbours.



*No Smoking Indoors:

Strict no-smoking and no-vaping policy inside the apartment. If smoking is detected indoors, a £1,000 charge will be applied via Airbnb to cover deep cleaning and remediation.



*Noise and Air Quality Monitoring

The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund.



*Optional Cleaning

Weekly or fortnightly cleaning with a linen refresh is available for longer stays and can be requested through the Guest Portal.



*Online Check-In Required

The lead guest must complete our secure pre-check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed.



*Check-In and Check-Out Policy

Check-in: from 4 PM

Check-out: by 10 AM

Early check-in or late check-out: from £20, subject to availability. Earliest check-in 12PM; latest check-out 1PM. Bookable instantly in our guest portal.



*Security Deposit or Damage Waiver

We require either:

A refundable security deposit of £300-£500, or A non-refundable damage waiver of £50-£80
