Welcome to our family-friendly 4-bedroom home, perfect for up to 8 guests. We’ve designed it to be both stylish and cosy, with unique touches, two bathrooms, and a lovely communal garden where you can enjoy breakfast or unwind after a day of exploring. Located in Stoke Newington, it’s close to London’s top attractions but offers a peaceful relaxing retreat. We hope you’ll feel at home and enjoy all the little details we’ve included to make your stay unforgettable!

As soon as you arrive, you’ll notice the little touches we’ve added to help you settle in. The kitchen has complimentary tea and coffee, perfect for unwinding after your journey. We’ve also included a few handy essentials like washing-up liquid, toilet paper, and kitchen rolls to cover your basics for those first few days. If you need anything extra, Tesco Express on Stoke Newington High Street is just a short walk away – super convenient for stocking up on groceries or last-minute items.

In the bathrooms, you’ll find mini toiletries waiting for you, along with fresh, fluffy towels – no need to pack the bulky stuff. Each of the four bedrooms is set up with crisp linens and plenty of storage, so you can unpack and truly feel at home. The living room invites you to relax on the cosy sofas, catch up on your favourite shows with Netflix or Amazon Prime, or just enjoy the warm ambience of the decorative fireplace.

We love sharing our home with guests, and we ask for your help in keeping it a peaceful retreat for everyone. Because this is a residential neighbourhood, we kindly request that you keep noise to a minimum after 10 PM to respect our neighbours. Gatherings, parties, or unauthorised events aren’t allowed – it’s important to us that everyone enjoys a calm and pleasant environment.

Finally, a quick note about accessibility: our flat is on the second floor, and while there’s no lift, we hope the stairs will be worth it when you see how cosy and welcoming the space is.

You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

Check-in/ Check-out:
- Our standard check-in time is after 3 pm. Check-out is before 10 am. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee.
- Please be on time when checking out on your last morning. Our cleaners are often there at 10 am on the dot and have a busy schedule. A The essential, but less exciting parts!:

Our standard check-in time is after 3 pm. Check-out is before 10 am. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee.
Please be on time when checking out. Our cleaners are often there at 10 am on the dot and have a busy schedule. A £20 charge per half an hour will be applied for unauthorised late check-outs or early check-ins.

Keys:
Specific instructions are given a day before check-out to ensure keys are placed in the key safe when departing the property. If instructions are not followed, this will cause a delay in my cleaner's access and impact their schedule for the rest of the day. As a result, there will be a fine of £50.

A £50 fee is charged for call out if you forget the keys and lost keys are charged at £100 for replacement locks. Please be careful with them.

Parking:
There is no space parking with the property. The are many cost efficient ways to find a parking space online or with the apps:

PLEASE NOTE, if hiring a Zip Car, parking is not included in their charges, therefore must also be purchased in addition with the use of the car.

Family facilities:
A travel cot is available to rent for the duration of your stay. It is £40 for the rental, drop off and pick up of the cot. Bedding for the cot is not provided so please bring your own. If you would also like to include the use of a high chair as well, the cost will be £45 in total.

Smoking:
Smoking is strictly forbidden. A fine of £200 will be charged when discovered.

Additional guests:
No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.

Lost property:
Please be careful not to leave anything behind when you checkout! A separate company deals with shipping lost property and charge a minimum £25 per item, plus shipping costs.

Linen Policy for Extended Stays
For stays over 21 nights, our professional linen service requires a refresh every 21 days.
You can choose between:
Fresh Linen Supply – A new set of bed linen and towels delivered, with used ones collected.
Linen Rehire – Keep the current set, which will be collected for cleaning after departure.
Both options are available at the same cost.

Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.
The local community-based team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
