This room is off the Master Bedroom #1 in a semi-private lounge area overlooking the living area. Great for kids!

You are staying in a friendly and peaceful area, and we kindly ask that you respect the community, the environment, and your neighbors. Quiet Hours are in place from 9pm - 9am, and parties or events are strictly prohibited. Stairs are required to reach some bedrooms and major areas of the home. The driveway fits 7 cars; guests should not park on the road.

Note that our home does have stairs that can be challenging for those with limited mobility. However, we offer a comfortable bedroom and a full bathroom on the first floor. This setup works well for groups with one or two guests who prefer to avoid stairs — including elderly guests or anyone who may find them difficult — so everyone can enjoy a pleasant and convenient stay.

This home has a small water heater that can comfortably support around five to six showers in close succession. If you are traveling with a larger group, plan showers in intervals so the hot water has time to replenish.

The pool is open between May 15 - September 1. It may be open earlier, please reach out to inquire before confirming your reservation. Because the pool heater runs on propane, we need advance notice to arrange a propane delivery. The pool can be heated for $50/day. We cannot guarantee pool heating unless it is confirmed and paid for in advance. The pool may close after September 1, depending on the weather. Currently the red jacuzzi is not available.

The garage game room is available for guest use May - October only. During the colder months, this space is closed and not accessible. All games and recreational items are relocated to an indoor area so guests may continue to enjoy them year round.

Groups are welcome, but all guests must be registered. The home’s maximum capacity is 15 registered guests. All guests are subject to additional screening and a security deposit. No smoking in the house; there is a $500 penalty for violation.

Upon arrival, should you notice any damage or anything broken, please advise the host as soon as possible so that immediate repair arrangements can be made.
HOUSE RULES: Guest agrees to maintain the Property in good condition and comply with all applicable laws. Guest is responsible for the actions of all occupants and visitors. The following rules apply:

NO PARTIES OR EVENTS: Parties, events, or loud music are strictly prohibited. Violations will result in a $500 fee and immediate eviction without refund.

QUIET HOURS: Quiet hours are from 9:00 PM to 9:00 AM. Excessive noise at any time may result in a $500 fee and eviction.

NO SMOKING: Smoking is not permitted inside the Property or in any enclosed areas. Violations will result in a $500 cleaning fee.

POOL/HOT TUB USE (IF APPLICABLE): Use of the pool or hot tub is at Guest’s own risk. No diving is permitted. Use is limited to registered guests only. Children must be supervised by a responsible adult at all times.

CARE OF PROPERTY: Guest agrees to promptly report any maintenance or safety issues. Do not tamper with unauthorized equipment. Furniture, décor, and equipment must not be moved or rearranged without prior written approval. Unauthorized movement of furniture will result in a $250 fee.

CLEANING: Basic cleaning is included. Excessive cleaning beyond normal use will be charged to the security deposit. Additional mid-stay cleaning is available upon request for a fee.

AMENITIES: A starter supply of toiletries, paper products, and detergents is provided to help you settle in comfortably. If you`re traveling with a larger group or staying for an extended period, you may wish to pick up a few extra essentials during your stay. We’re also happy to restock items for you—just let us know in advance and we can arrange it for a fee.

LOST KEYS: Lost keys or access devices will incur a $300 replacement fee.

PHOTOGRAPHY/COMMERCIAL USE: The Property is for residential vacation use only. No commercial photography, filming, or events without written approval.

CHECK-OUT PROCEDURES: Departure is required by 10:00 AM. Return furniture to original positions, empty trash, remove food from refrigerator and cabinets, load and start dishwasher, and place used linens and towels in the laundry area.

MAINTENANCE AND REPAIRS: The Management Company will address reported issues promptly but does not guarantee all equipment will function perfectly at all times. No refunds or adjustments will be made for appliance or equipment failures.

FORCE MAJEURE: The Management Company is not responsible for events beyond its control (e.g., weather, utility outages, construction, or pandemics). No refunds will be issued for such interruptions.
