Bright 40-square-meter studio apartment, ideal for 2 people, located on the third floor of a building with an elevator (access via stairs).

The apartment is located in the historic center of Livorno, making it the perfect base for exploring the main attractions: a 15-minute walk from the Piccola Venezia neighborhood, a 7-minute drive from the Porto Mediceo, and a 20-minute walk from the waterfront. The apartment consists of a living room with a kitchenette, a sleeping area, a bathroom, and a loft with a clothes rack.



The space

The studio apartment, approximately 40 square meters, is locatedon the 3rd floor of a building with an elevator (stairs required to reach it).

There is a small step at the entrance to the building.



The apartment is laid out as follows:



- LIVING ROOM with an extendable table for 2–4 people, a sofa, coffee table, and wall-mounted TV

- KITCHENETTE with a 4-burner stovetop, refrigerator, oven, microwave, kettle, toaster, kitchen utensils, and wine glasses;

- BATHROOM with shower, sink, bidet, and toilet;

- SLEEPING AREA with a French-style double bed, shelves, and lighting;

- LOFT with a coat rack and a small cabinet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi throughout the property, independent central heating, fan, hair dryer, clothesline, iron, and ironing board.



PLEASE NOTE: To access the loft, you must climb a staircase in front of the sleeping area with 8 wooden steps (please be careful if traveling with small children).



ATTENTION. There is no air conditioning.

Theentire apartment is for the guests’ exclusive use during their stay, and there are no shared spaces with the host or other tenants.



Other details to note

7 days beforearrival, you will receive instructions on how to upload your documents via our Guest Portal and pay the tourist tax owed to the City of Livorno, which is 1 or 1.70 euros per person per night, depending on the season.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Neighborhood description

Theapartment is located in a central area of Livorno, just 500 m from the Cathedral of San Francesco and a few minutes’ walk from the main attractions.

Don’t miss the renowned Goldoni Theater and Piazza della Vittoria, better known as Piazza Magenta.

Heading toward Piazza della Repubblica (the largest square-bridge in Europe), you’ll reach the Fortezza Nuova and the quaint Venezia Nuova neighborhood.

From Piazza della Repubblica, you can access Via Grande, Livorno’s main shopping street. From here, in just a few minutes on foot, you can reach the Mercato Centrale, designed by architect Buontalenti—one of Italy’s largest and oldest covered markets, where you can find fresh, local products.

Also in Piazza della Repubblica, you’ll find the stop for the BLU “ LAM ” line, which takes you to the renowned Terrazza Mascagni in about 15 minutes— a picturesque spot where you can admire breathtaking sunsets while strolling along the waterfront.

The area has all the main amenities (cafés, restaurants, supermarkets) and is well-served by public transportation.

- From Livorno Station, you can reach the apartment by taking bus No. 1+/2+ and getting off at the Grande 5 or Cavour stop, just an 8-minute walk from the property.



- If you’re traveling by car, you can park in paid blue-line parking spaces on the streets adjacent to the property.

Alternatively, you can park at the Odeon Parking Lot at Via Verdi 53 (paid parking), located 200 meters from the apartment.
