No Parties or Events
Parties and events are not permitted under any circumstances. Violations may result in immediate removal from the property, a $1,000 penalty, and additional charges.

Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.

Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.

Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.

No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.

Quiet Hours
Quiet hours are observed from 11:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.

Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.

No Pets Allowed
Pets are not permitted on the property at any time.

Bedroom Access
The upstairs bedroom is locked and unavailable for guest use.

Garage
The foosball and ping pong tables must not be moved. Smoking is strictly prohibited in the garage.

Umbrellas
5 in garage for patio/deck tables, 2 in dock house for sun deck; return before checkout

Boat Lift
The boat lift is not available for guest use.

Access
Access to the home is available through the garage keypad only.

Hot Tub
Please help us keep the hot tub clean and in good condition for all guests. Do not use oils, bath products, soaps, bubble bath, or any other substances that may contaminate the water. If the hot tub is damaged or requires additional draining, cleaning, or servicing due to misuse or contamination during your stay, additional charges will apply.

Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in .
