  • Tucked into the rolling countryside of the Catskills, this beautifully restored 4-bedroom farmhouse feels like a step into another era — one with manicured grounds, a walled garden, and the kind of long, golden sunsets you only find this far from the city.

    The home blends historic character with the polish of a thoughtful renovation: original architectural details, 2 wood-burning stoves, 2 outdoor firepits, a cozy gas fireplace, and a chef's kitchen built for slow mornings and long dinners.

    The kitchen is the heart of it all — custom cabinetry, soapstone counters, a luxury range, a wet bar, and a sunlit breakfast nook. Cook a proper meal, pour something from the bar, then gather in the open living and dining area, built for long, lingering meals around the farmhouse table. Upstairs, a bright sunroom with a balcony offers a quieter corner for coffee, a book, or watching the light shift across the fields.

    Sleeping arrangements are unusually generous for a group of eight: every bedroom in the main house has its own ensuite bath. The primary suite is the showpiece, with a spa-like bathroom anchored by a sculptural standalone soaking tub set inside the walk-in shower — a genuinely one-of-a-kind feature. Two more queen bedrooms on the upper floor each have their own private baths, plus a shared half bath for added flexibility.

    Then there's the barn. A separate guesthouse just steps from the main home, the barn offers a queen bedroom, a kitchen, and a full bathroom — a private retreat for a couple traveling with friends, in-laws who want their own space, or anyone who appreciates the luxury of a closed door between them and the group. It's the kind of thoughtful layout that turns a weekend with eight into something everyone actually enjoys.

    Outside is where the property truly earns its reputation. A covered wooden deck with outdoor seating spills onto a bluestone patio with a fire pit and propane BBQ — built for long evenings under the stars. The enclosed garden is its own moment entirely: pass through the gate and you're surrounded by climbing greenery and a private dining table set among the plants, an unreasonably romantic spot for a candlelit dinner. Games are stocked inside for rainy afternoons, in-home laundry keeps things easy, and the whole property is pet-friendly, so the dog comes too.

    Leeds places you in the quieter heart of the Hudson Valley — close enough to be in the middle of everything, far enough to actually unwind. Catskill village is a short drive for antique shops, riverside walks, and casual restaurants along Main Street. Hudson and its lineup of design boutiques, galleries, and dinner spots along Warren Street is roughly twenty minutes away, and Olana State Historic Site — the storybook hilltop home of Hudson River School painter Frederic Church — is right between them, with some of the best views in the region. Skiers and hikers are well-placed too: Hunter Mountain and Windham Mountain are both within reach for a day on the slopes, and Kaaterskill Falls offers one of the most photographed waterfall hikes in the Northeast.     - This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
    - Country road setting: The home sits along a country road that sees regular local traffic — typical of this part of the Catskills. Step inside or out into the garden and the property feels worlds away.
    - Cooling & heating: Window AC units provide cooling throughout the home (no central air), and propane and oil heat keep things cozy through the cooler months.
    - The house stays extremely cool with fans in each room and window units from (May - Sept) for comfort
    - Rural surroundings: As with any countryside retreat, you may encounter the occasional insect — part of the charm of staying surrounded by gardens, fields, and open Catskills landscape.
    - Winter conditions: Snow and ice are part of the winter experience here. We recommend a vehicle suited to seasonal conditions and a little extra travel time when storms roll through.
    - Three entry points: The home offers three separate entrances, making it easy to come and go from different parts of the property.
    - The Airstream camper shown in the photos is not available to guests and has been removed from the property.
    - All bedrooms in the main house have generous walk-in closets
    - Gracie's Luncheonette & Casa Susanna are both 2-min drive
    - 15 minutes from Hudson Amtrak

    This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

    As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

    Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

    There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

    As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

    IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
