Family Fun Oasis: Hot Tub, Pool, Game Room

This home was designed for real family time. No stairs to manage, space to spread out, a game room that turns nights into memories, and a private pool and spa for sun-soaked days and cozy evenings. Set in a quiet, safe neighborhood right in the heart of Henderson.

Booking guest will be required to complete an online check‑in form and sign a rental agreement as a condition of their stay.

🏡 House Rules:
* Smoke only in the backyard, DO NOT SMOKE INSIDE THE HOUSE! 🚭
* Parties will not be tolerated. Guests will be removed with a fine and no refund.
* Pets (dogs) are welcome. There is a pet fee: $35 per dog per night or a minimum of $90 (Which ever is Higher). We accept dogs over 1 yr old. Let me know ASAP (before check-in) if you have a pet. Unreported pets will be charged automatically and may be cause for Booking cancellation with no refund.
* Please update your guest count for insurance purposes: additional fees may apply.

ATTENTION:
To help assure all local ordinances are followed as required by our business license in preventing unlawful parties, events and other disturbances, we highlight the rules: Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated. Thank you for understanding.

As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking.
1️⃣ NO Parties of Any Kind – Due to city ordinances.
2️⃣ NO Fireworks of Any Kind – On or around the property at any time.
3️⃣ NO Disturbing Noises of Any Kind. The use of microphones and speakers for singing, speaking, and playing music should be kept indoors and should not disturb the neighbors. No loud music past 10:00 PM.
4️⃣ NO Street Parking – All vehicles must park in designated areas within the property. No commercial vehicles allowed.
5️⃣ NO More Than 6 Vehicles Allowed – Per city ordinances.
6️⃣ NO DISTURBING THE NEIGHBORS! NO EXCEPTIONS! – Includes racing, revving, and spinning out cars/motorcycles on or around the property.
7️⃣ Pets – Allowed if the Property owner approves and you pay the pet fee. Unauthorized pets may result in booking cancellation and/or a $1,000 fine.
8️⃣ If any neighbor or authority contacts us during your stay regarding any violations, you will be reported to your booking channel and required to leave the property immediately without a refund. Please update your guest count for insurance purposes; additional fees may apply. When cancelling a reservation, processing fees will not be refunded.
9️⃣ For your protection, we have security cameras in the front yard and backyard covering the exterior premises.

Special Facilities on Property:
* Swimming Pool
* Hot Tub

Use of any of the Special Facilities involves certain risks, including but not limited to:
1️⃣ Drowning
2️⃣ Risk of injury due to malfunction of special facilities
3️⃣ Risk of injury from tripping or falling in the special facilities areas.
4️⃣ Risk of injury from unsupervised divers/swimmers colliding.
5️⃣ Risk of other injuries from any action in these special facilities areas.

By using the Special Facilities and entire property, guests agree to the following conditions at their own risk:
1️⃣ To Waive Any and All Claims against the owner, host, and affiliates regarding the use of the Special Facilities.
2️⃣ To Release the Releasees from liability for any loss, damage, injury, or expense arising from the use of the special facilities, even due to negligence.
3️⃣ To Hold Harmless and Indemnify the Releasees from any liability to property or personal injury of third parties resulting from use of the special facilities.
4️⃣ Guest Responsibility – The booking guest verifies they are over 18 and will adhere to all rules and use instructions.
5️⃣ Agreement Validity – The house rules/waiver release are effective and binding on the guest, their heirs, and authorized representatives.
6️⃣ Assumption of Risk – By accepting this reservation, all guests assume the risk of any harm from using the premises or allowing others to use the premises.
