• Parking Fee: $18.00/day + tax, payable directly to the resort front desk upon check-in

• Damage Insurance Fee: $100 covers up to $1,500 in accidental damage — accidents happen, and we have you covered



⚠️ IMPORTANT NOTES



🚧 CONSTRUCTION NOTICE: Stucco repair work is ongoing at the resort. It does not affect the pool, fitness center, lobby, or elevators, but light noise may occur during daytime hours.



🗝️UNIT CONDITION: This condo is older and not remodeled. It is exceptionally clean and well-stocked, but furnishings and décor are dated. Please consider before booking if you prefer modern interiors.



🏨 ZONING: This property is Hotel Zoned and NOT in danger of the possible upcoming short term rental ban.



🌊 BEACH INFORMATION

The beach fronting Royal Kahana experiences seasonal ocean current changes that can affect beach size and accessibility. During fall and winter, sand may recede, making the beach narrow or temporarily inaccessible. It typically returns in spring and summer.



Our HOA, the County of Maui, and the State of Hawaiʻi are working diligently to restore Kahana Bay to its full potential. When direct access is limited, a public beach access point is available within a 5-minute walk.



Photos taken 1/16/23 show usable beach, but this cannot be guaranteed year-round.



🦎🐓PEST CONTROL AND ROOSTERS:

Due to Maui’s rural setting, you may encounter the occasional rooster or harmless gecko. Geckos are friendly, eat insects, and are considered good luck in Hawaiʻi. The HOA conducts regular pest control, but insects and small wildlife cannot be entirely eliminated.



☀️HAWAIʻI CLIMATE:

Hawaiʻi’s tropical environment allows insects, rodents, and lizards to thrive. If you encounter more than expected, Stay Aloha will work promptly with the HOA to assist. Our units are meticulously cleaned and inspected. Such contact does not constitute a breach of this Agreement or a refund entitlement.
