It comprises a lovely 20 m² living room, a fitted open-plan kitchen, three bedrooms, a bathroom and a terrace.

On the main level, you’ll find:
– A 20 m² living area with a sofa, a dining area and a fitted open-plan kitchen, including: an electric kettle, an oven, a toaster, hobs…
– A bedroom with two single beds that can be pushed together to form a double bed (90×190)

On the lower level, you’ll find:
– A bedroom with four single beds (90×190).
– A bedroom with a double bed (140×190).
– A bathroom with a bath and a toilet (macro-toilet; please do not dispose of anything other than toilet paper in it).
– A separate toilet.

For even greater comfort, you can make use of the following additional facilities: washing machine, fan.

Outside:
– A 30 m² south/south-west-facing terrace, accessible directly from the living room, with garden furniture so you can make the most of sunny days.
– The windows in the lower part of the house are fully functional and can be opened. They open onto an unfurnished terrace which is currently used as a private storage area. This area is not accessible to guests. The terrace available for your use is the one on the upper floor, which is furnished for your meals and moments of relaxation outdoors.

The property is situated in the immediate vicinity of the village of Labeaume, which is listed as one of the “Most Beautiful Villages of France” and is typical of the southern Ardèche.

It is set in a natural, largely unspoilt environment. A neighbouring house is semi-detached, and a road runs directly past the property, in the immediate vicinity. Despite this, the area as a whole retains a generally peaceful and natural atmosphere.

The landscape is typical of the Ardèche, with Mediterranean vegetation, rocky outcrops and an unspoilt environment.

The village is about a 10-minute walk away via a picturesque path. Once you leave the main road, you follow ‘calades’ (narrow stone paths) that wind through stunning scenery, leading to the village and the river bathing spots.

Transport:
The easiest way to reach the accommodation is by car, which allows you to travel freely throughout the region and enjoy the many nearby tourist attractions. You can park in front of the house (up to 3 vehicles).

For travellers arriving by public transport, the nearest stations are Montélimar (50 km), or Avignon and Valence (90 km). There are bus connections to the town of Ruoms.

From Ruoms, you can reach Labeaume by taxi (a journey of around 5 to 10 minutes) or, depending on the time of year, via a local bus service.

Once there, the village and its surroundings are easy to explore on foot, particularly to reach the river and the historic centre.

– Access to the house is via a few external steps leading up to the main living area.
– The house has a single internal staircase connecting the different levels. This staircase was made to measure during the conversion of the building, which was originally an old farm outbuilding. The steps may be slightly irregular in size, which is typical of renovated old houses. It is therefore advisable to use it with care, particularly for young children or those who are not confident on stairs. This feature is part of the property’s authentic character.
– Ceiling heights vary slightly from room to room. In the bedroom with the double bed, the ceiling height is approximately 2 metres at bed level. At the far end of the room, by the window and the cushioned bench, it is 1.85 metres. The rest of the property has standard, comfortable ceiling heights.
