B's Bunkhouse is a charming multi-level cabin located in the Texas Hill Country, featuring 2 bedrooms and 1.5 bathrooms, making it perfect for families or groups. Guest Access:
Our property is gated and there is a large hill down to the cabins accessed by vehicle. Please be advised that you will need to climb a few stairs to get to the cabin from the parking area.
The Neighborhood:

The property is located just outside the city limits of Kyle, Texas, along the Blanco River. Our property contains four cabins with private river access to the Blanco River. All of the land in between the cabins and the river is available for your enjoyment. We are just 1 mile from Texas Old Town and Thistlewood Manor, two popular wedding venues.
We recommend the following local activities:
Shopping in Wimberley and Kyle, wineries in the hill country, relaxing/swimming with our private river access, shopping at San Marcos Outlet Mall or Cabela's, hiking, and more.
Getting Around:
A car is best suited for transportation to our property. Uber and Lyft are available, but they are not as reliable in recent months. We are approximately:
30 mins to Austin-Bergstrom International Airport,
55 mins to San Antonio International Airport, and
30 mins from New Braunfels.
There are several areas of interest in the surrounding area to explore in which a car would be necessary.
The cabins are approximate:
3 mins to Downtown Kyle,
25 mins to Downtown Wimberley for great local shopping,
15 mins to the San Marcos Outlet Mall,
25 mins to The Salt Lick in Driftwood, and
30 mins to Downtown Austin.
Other Things to Note:
Features Description:
• Security Cameras: For guest and property safety, exterior security cameras may be in use at this property. Cameras are located outside only and do not monitor interior spaces.
• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.
• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.
• Age: All guests must be 18+ with the exception of children with their parents.
• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.
• Pets: All pets must be approved prior to arrival. An approved pet fee of $50 per pet, per night applies. Pets brought onto the property without prior approval will incur an unauthorized pet fee of $500 per pet.
• Pets are not allowed on the furniture. If the guest leaves the house, the pet should be kenneled or taken with them. If any damage is caused by the pet, there will be additional charges assessed reasonable to the damage made. Pets are not allowed in the home wet. Cats are not allowed in any of the homes. Please be respectful of the rules set forth above. We love dogs, but also want to make sure our cabin stays clean for future guests. We will send you a payment request for the non-refundable pet fee if you agree to the terms outlined above.
• Check-In/Out: Check-in at 4:00 PM. Check-out at 11:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.
• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.
• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.
• A Security Deposit, of $300, must be paid prior to check-in and are refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.
• We can host a maximum of 8 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.
• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.
• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial-grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their discretion.
• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.
• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.
• Please note that we do not accept package deliveries at the property. Any packages sent to the address may not be received, and we cannot be held responsible for any lost or misplaced items. We recommend making alternative arrangements for package deliveries during your stay. Thank you for your understanding.
• Interaction with guests
We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.

The house was in such an amazing location with a beautiful view (especially at sunset). It was so nice to connect to nature out on the deck. Everything was kept clean and the mattresses on all the beds were of high quality. The check-in process was smooth as well. I will definitely be booking this property again in the future!

We had a wonderful time! The location was so peaceful, fun, and relaxing. The home was perfectly setup for a little getaway (even for us and 4 kiddos!) The deck was a perfect place to enjoy the weather and the beautiful hill country view. We had so much fun walking down by the river looking for shells with the kids and letting the dog run around and live his best life. Thank you for the wonderful Thanksgiving week!

Cute and fun
Wonderful cozy house with easy access to a great spot on the river. Saw a family of deer cross the grass area and a fox in the back. Had what we needed and the owners were easy to get in touch with. Everyone loved it, would come back again!

The property and the grounds were beautiful. The only thing was the very steep driveway and limited parking. But I would return for a private getaway
