The Space:

Located within the desirable Ozark Mountain Resort community, your lake life dreams become a reality where you’re just steps to the winding waterways of the infamous Table Rock Lake. Hit the onsite nature trails in the morning and spend your evenings stargazing with an evening nightcap. Guests of the resort will also enjoy plentiful onsite amenities such as the seasonal outdoor pool, and much more! You’ll be just a quick jaunt from the city’s biggest thrills including Silver Dollar City (20 minutes), the Titanic Museum (25 minutes), and of course, the eclectic downtown area bustling with shopping, dining, and live music (30 minutes).



The home’s open and spacious interior has been designed with your comfort in mind, offering plenty of room for everyone to spread out while finding those moments to come back together and create lasting memories. The living room offers contemporary sofa and armchair furnishings for curling up with a good book or streaming a new movie on the mounted smart TV. The open floor plan keeps you right in the action where steps away, the fully equipped kitchen is ready to meet all your culinary needs head on with stainless steel appliances, glossy stone countertops, and ample cabinetry stocked with cookware and dining ware. Grab a stool at the island to nosh on a spread of afternoon hors d’oeuvres or gather the group at the dining table for a more formal meal with seating for 6. Begin each day with your fresh cup of coffee out on the shaded balcony, admiring the picturesque view of the lake while you soak in the fresh air and plan out the adventures of the hours ahead.



This home comfortably sleeps 8 guests between 2 private bedrooms and a king size sleeper sofa in the living room.



Bedroom #1 includes a king size bed, smart TV, balcony, and ensuite bathroom with a dual vanity, soaking tub, and walk-in shower.



Bedroom #2 includes a king and queen size bed, smart TV, and ensuite bathroom with a single vanity and shower/tub combo.



THINGS TO NOTE:

• This unit is a main-level, walk-down condo with 16 steps down required. No elevators available.

• This home provides water filtration for fresh drinking water, saving guests on bottled water.

• Lot parking available for 2 vehicles. Parking passes are required and strictly enforced.

• Washer and dryer in home.

• The total price for your reservation will include the accommodation fare, booking fee, cleaning fee, damage waiver, pet fee (if applicable), and applicable taxes.

• Early Check-ins and Late Check-outs are not permitted without authorization from our local team and payment of fees.

• The communal pools are open seasonally from Memorial Day to Labor Day.

• Pools, or any other facilities in the resort are operated and maintained by the HOA. Grand Welcome nor the property owners are not responsible or liable for any refunds due to the event that any amenities are closed for any reason.



Beyond the lake life that brings you to Kimberling City, the excitement of Downtown Branson is also just 30 minutes away. An easy drive will bring you to the music festivals, live shows, eclectic restaurants, and trendy boutiques for which this area is known. Premier attractions include Silver Dollar City amusement park, Dolly Parton’s Stampede, Pirate Cove Adventure Golf, Bigfoot Fun Park, and the Titanic Museum. Between your planned excursions and the fun you just happen to find, there’s truly something for everyone to enjoy.



HOUSE RULES:

• Check-In is 4:00pm and Checkout time is 10:00am.

• A late check-out may be available upon request, so please ask your Guest Services team for cost and availability prior to your checkout date. Failure to abide by this listed check-in and checkout times will result in a $50 fine for every 30-minute violation before or after the times provided.

• This is a "Non-Smoking" property. Smoking or vaping inside a unit is not permitted. You will be fined $500 plus mitigation costs.

• Pets of any kind are not permitted unless noted as a "Pet Friendly" unit. You will be fined $500 plus double cleaning fees.

• Always observe quiet hours of 10:00PM to 8:00AM, as there are neighbors close by.

• Parties or events of any kind are not allowed.

• Do not move or rearrange the furniture.

• Do not exceed the maximum number of cars or occupants.

• Do not park automobiles in the grass, as they will be ticketed and towed. There is also no trailer, boat, rv, jet ski parking of any sort at the property unless in designated spots.

No dually trucks, no logo's, and nothing can be sticking above truck bed.

• Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to vacate immediately without a refund.
