Appletree - a house that sleeps 6 guests in 3 bedrooms
Appletree is in the quiet Lakeside village of Portinscale (just outside Keswick) and has some fabulous views of the surrounding fells with local access to lakeshore and marinas.
On the ground floor there is a large open plan lounge, dining/kitchen area with patio doors out onto a paved patio area and enclosed garden. The lounge has two, three seater settees, an easy chair, TV, DVD, CD player and an open fire (ideal for a cosy night in). The kitchen is well fitted and has fridge, freezer, double fan oven and gas hob, dishwasher, microwave etc. Off the kitchen there is a small pantry for food storage.
On the ground floor there is a large bedroom with Smart TV and zip/link beds which as standard is made up as a super king size bed but can be made up as two single beds (there is a £15 charge for this). Also on this floor there is a fully tiled shower room with large drench shower,WC and wash basin.
Upstairs there are three bedrooms. The main bedroom has a king-size bed, is nicely furnished and has lovely views towards the fells. Off this room is a fully tiled en-suite shower room with drench shower, WC and wash hand basin (with underfloor heating to the tiled floor during the winter months). The twin room is spacious and has Smart TV, two single beds wardrobe, drawers, dressing table etc. and again has fabulous views towards the fells. The fourth bedroom has a double bed and looks out towards Skiddaw. This room is offered at £50 for a short break and £75 for a full week. All bedrooms are beautifully dressed with luxury linen and towels.
The fully tiled bathroom has a bath ( which can be turned into a Jacuzzi Bath at an additional charge if requested) separate curved shower cubicle, WC and wash hand basin.
The house also benefits from a fantastic multi-purpose garage/utility space, with plenty of room to securely store bikes, kayaks etc. as well as hanging space for walking gear, a washer/dryer, and there's even a hot or cold dog wash so your canine companion can get squeaky clean before heading inside to get comfortable after a day out exploring!
To the outside there is an enclosed garden and patio with table, chairs & parasol. Please be aware this property is not suitable for hot tub hire.
There will be no need to worry about parking as the property has a large private driveway.

Second stay just as great as the first.
This was my second one week stay at Appletree this year and we loved it just as much as the first. It’s such a great location. The house is spacious and has lovely views. Would stay again every year.

Great house and good location for walking into Keswick.
The house was very comfortable and had everything you would require beds were comfortable and showers were great. It was a short distance to Keswick if you like to walk.
The pub over the road was a bonus a 5 minute walk. Parking at the property was also great as you didn’t need to take the car anywhere as long as you are fit enough to walk. We have in fact booked again for next year.

The property is of a real high standard and the Portinscale location is a perfect being quiet but Keswick is walkable. The property does not leave you wanting as it provides everything one would need for a holiday. Highly recommended.

A lovely place to stay
A really lovely house, we felt very comfortable. The house is well equipped, warm and very comfortable, we couldn't have wished for more. Neighbourhood was quiet and peaceful with easy access to some great walks.

Perfect stay
Family of four adults staying for five nights. We loved this spacious home from home accommodation in a perfect location, within walking distance into Keswick. Brilliant views over surrounding hills. Hot showers and plenty of storage space in the garage for bikes etc. We were blessed with fantastic weather too. Would highly recommend and would stay again.

Very comfortable and well located property
We had a very comfortable stay at Appletree. The property is well located with easy access to Keswick and Derwent Water.
Appletree is very well equipped with plenty of crockery, glasses etc. The afternoon and evening sun hit the table and chairs in the garden making it very relaxing for an evening drink! Lovely holiday home!

Lovely Property
Lovely property, perfectly situated for walks and Keswick centre. Kitchen is fully equipped with everything you need if you want to cook, but if not the pub is literally at the end of the road. Would definitely book this property again.

Xmas at the lakes
We were a family of 6 adults (3 couples) with dogs spending Xmas day in the Lakes. Firstly the drive was huge so no problem with parking and the check in instructions were clear and simple.
Three bedrooms was a godsend for us!
The house has everything we could have needed for our stay, including a really well stocked kitchen for us to prepare Xmas dinner
Also the pub around the corner was nice after a long walk. Took us around half hour to walk in to Keswick.
The biscuits and prosecco were a lovely touch but the dog gift boxed were the very best!!

Five stars in all respects
We could not have found a better place for our family reunion - three couples and a small dog. It is a lovely property with a great layout and three bathrooms. There is a wrap around garden which catches the sun at different times of the day for a sit /eat out (weather permitting). Over and above the description!

A great place
A very comfortable base for our 3 couples holiday. We each had a shower / toilet so no waiting around. The kitchen was efficient with more than ample crockery and cutlery. The enclosed garden was great for the dogs. A great base for our walking adventures, many from the doorstep.

Appletree
This was our third stay at Appletree ,four adults two children and a dog .Having three bathrooms is a huge bonus (no queuing).The secure garden is ideal for our dog ,and a nice area to sit out after a long day walking , with the addition this year of a parasol especially as this year we were there during a heat wave .We find appletree to be a spacious well equipped and very clean property situated in a quiet location, it has also been newly decorated, Our two grand-daughters especially love kayaking at nearby Nicole’s end also only a short walk into Keswick with all its many amenities , I would not hesitate to recommend this property

Our third stay in Appletree
Our third stay in this lovely quiet property. With three bathrooms, an enclosed garden, and secure storage for bikes and outdoor equipment Appletree has everything we need for 5 active adults and a couple of dogs.
The addition of an airfryer to the kitchen equipment was a real bonus this year.

our stay at Appletree
We have been coming to Keswick for about 15 years and have stayed at many different properties. Last year we decided to try Appletree as it was going to be quieter than the centre of Keswick.
The location is great for going on walks near the lake. The property is well maintained and very comfortable and feels at home as soon as we arrive.
This is our second visit to the property and have already booked for next year.

5 adults and 2 dogs in the Lake District
Our 2nd visit to this property and I’m sure it won’t be our last. The house has everything you could wish for. Very secure garden for our dogs. A perfect spot for easy walking access into Keswick. The cottage has off road parking for 3 cars. I would certainly recommend for couples or large families.

Excellent location, easily accessible to Keswick by foot or bus, but quiet. Space for 3 small cars on the drive was useful. It was very well presented and equipped, and had comfortable beds, (an important thing for our family!), only negative was the cost, as it felt a little expensive in comparison to similar sized properties in Northern Lakes, but understand it is the height of the season.

Great stay again Appletree
Another great stay at Appletree.
Lovely accommodation in a superb setting. Easy access to the surrounding hills and into Keswick.
Keswick Cottages responded to an out of hours issue with the central heating boiler within 30 minutes. Can't get better service than that. Thank you and we will be back again.
