• Dogs are allowed with prior written permission, with the payment of an additional cleaning fee of $150 with a maximum of 2 dogs allowed. Please refer to the additional pet rules further down.

❖ PHOTOSHOOTS:
Please let us know if you would like to use the space for photo shoots. There is a separate charge.

❖ HOUSE RULES:
• Quiet hours after 9pm
• As the house is on a septic system, please only flush toilet paper down the toilet
• Please leave any unwashed dishes in the sink before leaving.
• Please no shoes in the house
• Please turn off outdoor lighting when not in use to preserve the incredible stargazing in the area
• Please be aware that the house is situated in an area rich with desert plants and animals. This includes many Joshua Trees, rabbits and coyotes, but also sharp cacti and rarely desert critters such as spiders, snakes and scorpions. Therefore, we ask that you practice caution while walking around the grounds

❖ Dog owners agree to the following additional rules:
• To pay the pet fee of $150. Up to 2 pets allowed.
• Outside the house, dogs should be leashed at all times. There are coyotes in the High Desert, which present danger to unleashed dogs. Cacti can also cause injuries to dogs. Dog owners bear full responsibility for the safety of their dogs.
• Owners must immediately pick up after their dogs and deposit waste in a plastic bag and place it in the garbage bin
• Dogs are not to be left unattended in the house at any time. In addition to our additional dog cleaning fee, we will deduct the costs of extra cleaning or repairs necessitated by the presence of your dog.
By booking, the guest agrees to the following house rules.

General Rules:

PET FEES
- One-time fee of $150 for up to 2 pets
- Up to 2 pets allowed.

- No parties.
- No smoking or vaping of any substance anywhere on the property.
- No blasting of music or loud noise.
- There will be charges for excessive cleaning and maintenance if rules are not followed and the house is not left in good condition like you found it. This includes, but is not limited to, excessive trash, leaving dirty dishes / food, dirty grills, dirty hot tub, broken items, etc.

TERMS OF SERVICE:

VACATION RENTAL AGREEMENT

THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT STATED IN THIS AGREEMENT.

This Vacation Rental Agreement ("Agreement") is entered into by and between the Host and Guest with respect to the subject property being booked. By booking the subject property, Guest agrees to be bound by the following terms and conditions, including the provisions relating to reviews and house rules.

• COVERED PERIOD
Your sole right to use the Property begins with the stated check-in and check-out times on the listing, unless other times are approved in writing in advance by the Host. This agreement is in effect from the time and date of the confirmation of your booking of the Property.

For any late-checkout not agreed to, there will be a late fee of $100 for every 30 mins past the check-out time.


• HOUSE RULES
Guest agrees to comply with all house rules set forth by the Host, which are provided in the Property's listing, posted on the Property, provided via platform messaging, text messaging or otherwise made available to Guest. The house rules may include, but are not limited to, restrictions related to noise levels, occupancy, pets, smoking, parking, communication standards and review policies.

• BREACH OF HOUSE RULES
In the event that Guest breaches any of the house rules during their stay, the Host reserves the right to:

a. Terminate the Guest's stay at the Property without refund or compensation;
b. Assess additional fees for damages, cleaning, or other expenses resulting from the breach;
c. Retain all or a portion of the security deposit, if applicable; and
d. Pursue any other legal remedies available under applicable law.


• RENTER REQUIREMENTS:
For legal and accounting purposes, the person placing the reservation must use their legal name when booking. This person is considered to be the Guest. All other persons involved with the rental are considered to be the Guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest's invitees. The Guest understands that the Hosts only rents to responsible adults over the age of 21 ONLY.


• GUESTS
You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of the Host. This limitation applies regardless of whether such persons are staying the night or just visiting.


• NOISE LIMITS
- Respect the stated quiet hours on the listing. 9pm-8am
- No blasting of music or loud noise that can be heard by neighbors, even outside quiet hours. Violations can result in your eviction from the property and a fine of up to $250.


• SMOKING:
Smoking is NOT permitted in the Property under any circumstance.

My family had a wonderful time in the Vesper house. It’s beautifully decorated with great taste. Everything is high end and well stocked. It’s so close to JTNP we can take a break when it’s too hot to hike. We especially love the sound system and car charger that gave us a truly relaxing vacation. Will definitely stay here again.

Quaint, Modern, Rustic, Remote, Proximity to both Town & National Park, Beautiful long opening Sunrises & Sunsets, Fire Pit, Jacuzzi, Silence, Coyote Yips & Stars, all together with a classic selection of great music on LP. Of course much of the above are in direct opposition, but this property has it all! What a fantastic spot! We had a fantastic time and would love to come back!

My best friend and I had the best time at this property!!! It’s perfectly situated between the national park and the town of Joshua Tree and the the home was so clean and clearly very new. The backyard was insanely picturesque (which was very important to us as content creators) and a great spot for stargazing at night and watching the sun rise in the mornings. Very peaceful and quiet and you just cannot beat the views. The home was beautifully furnished, top of the line finishes, and the beds were comfortable. The house was a little difficult to find, especially as we drove in overnight when it’s VERY dark. But thanks to handy directions Andrew gave us, we eventually found our way. Other than that, we cannot wait to come back to our new favorite spot in Joshua Tree! Thanks Andrew!!!

Ideal location for park visitors! We spent 3 days exploring this beautiful park and then really enjoyed coming back to the house. It is so perfectly furnished and contains all that is necessary but no clutter. BBQ, fire pit and hot tub! Very clean. I look forward to returning.
