The Space:

The apartment is on the first floor of a century-old brick-row townhouse situated in the nexus of New York City and the Historic Downtown District of Jersey City. Located in a serene residential neighborhood by Hamilton Park and walking distance to Van Vorst Park, guests can leisurely enjoy nearby cafés, bars and restaurants or conveniently access Manhattan within minutes via PATH†.



This comfortable, value-oriented apartment includes the key essentials needed for your stay; certain finishes near the kitchen / flooring are not ultra-modern and are relatively dated (e.g., cabinets, countertops, etc.) with some imperfections, but priced and set up for essential functions for a short-term stay.

***PLEASE NOTE: certain kitchen area's finishes are dated (e.g., cabinets, countertops, flooring) with wear and tear, but the kitchen is practical with key essentials you need for your stay.

• Dining table with seating capacity up to 6 guests are in a dedicated dining area near the kitchen.

• 3 spacious bedrooms (3 queen beds total*): EACH bed comes with a 10-inch comfy mattress and two types of pillows (firm and soft) that comfortably sleeps up to two (2) adults; clean bed linens and pillows are provided. Nightstands, closet space.

• 2 full bathrooms: one bathroom includes a standup shower and another bathroom has shower tub combo. Both include complimentary sustainable body wash, shampoo / conditioner. Towels and full-size Conair hair dryer is also provided. Complimentary toilet paper is included.

• Dedicated private work-from-home station (Wi-Fi, desk chair, lamp).

• In-unit whirlpool washer and dryer, available during your stay

• Guests may control the thermostat and heat (hot water baseboard) in the unit. Window ACs are available for use during your stay.

🚭 NO Smoking & Vaping Policy



Smoking, vaping, or the use of any substances is strictly prohibited within 25 feet of the property. This includes inside the apartment, within the building, and anywhere near the premises.



Please be respectful of the home, neighbors, and the surrounding environment. If any evidence or odor of smoking or vaping is detected after checkout, a professional cleaning and odor remediation fee of at least $1,000 per occurrence will be charged to cover restoration costs. The exact amount may vary depending on severity.



🧳1) LUGGAGE

Guests are genuinely encouraged to bring standard carry-on luggage or duffel bags as larger suitcases may not easily fit through the doors / stairwells.



🚗2) PARKING

• On-site parking is not available; street parking is limited and mainly for residents (requires city parking permit)

• Paid garage parking options are available within minutes for ~$25-30 per day (e.g., Newport Centre / 95 Columbus / 66 Columbus / 160 Morgan / 201 Morgan / Newport Centre)

• City parking rules are strictly enforced by the City; guests are encouraged to not drive

• Public transit is recommended for guests traveling between NYC / JC



🔥3) HEAT

Temperature is controlled by a thermostat within the apartment. The heating system is hot water baseboard (HWBB). When turned on, particularly at higher temperatures over time, there may occasionally be water or piping sounds from the building water heater (likely due to thermal expansion and contractions). If preferred, some guests may prefer to turn on the heat before going to bed and not overnight. This is not uncommon for HWBB systems in general or for modernized brick-row / brownstone style homes from over a century old.



👥4) REGISTERED & PERMITTED GUESTS ONLY

The guest booking the property MUST be over the age of 25 and is considered the "Primary Transient Occupant". The Primary Transient Occupant must be present and part of the group or party of person(s) occupying the apartment during the term of the booking. No one under the age of 18 shall be permitted on the premises of the apartment, unit, building or property UNLESS this person is accompanied by this person's legal guardian at all times. No outside visitors / guests at any time. Only registered and permitted guests are allowed up to the maximum limit of 6 person(s). No exceptions.
