We are excited to welcome new friends and returning guest back to Sandpiper Oceanfront Condominiums in Jacksonville Beach.
Starting June 1st, 2022, Sandpiper will reopen after completing an extensive 6-month remodel and upgrades, where the whole building has undergone extensive improvements, including fresh new paint colors.
At this time, we are opening the calendar for reservations, as we have been told that everything is on track to be completed by that date. We may experience some shortage in parking, but there should be enough for one car per unit. There is also additional free public parking in area, if you have additional vehicles.
Sandpiper has for many years been one of the most popular buildings along the ocean for travelers from near and far. We are looking forward to welcoming everyone back for the perfect oceanfront vacation with breathtaking ocean views, and beach access right outside our front door.

Granite countertops, stainless steel Whirlpool appliances, tiled bathroom with shower/tub combo, new floors, European design, top quality pillow top mattresses for a great night sleep. High quality linens and towels.

Situated right on the ocean, there is a walkway from the elevator to the beach, no more than 50 feet., private community pool with sun chairs. Open the sliding glass doors or master bedroom window and hear the ocean waves. Balcony is perfect for sunrise coffee or evening happy hour.

The condo is fully furnished with, contemporary design furniture, and comes fully stocked bed linens, towels, beach towels, beach chairs, plates, glasses, silverware, cookware, coffee maker, toaster, ice maker, shampoo, conditioner, soap, iron, ironing board and hair dryer.

Master bedroom is a Queen bed for two. Second bedroom has 2 separate twin beds - perfect for the kids! There is also a pull-out couch in Livingroom that can easily sleep another two people. Only 3.5 miles to Mayo Clinic!

The condo is located on the 5th floor which make for sweeping ocean views - Elevator access and keyless entry to condo front door.

48"" UDH 4K Samsung tv in the living room, and 40"" UHD 4K Samsung tv in the master bedroom. Xfinity cable tv + high speed internet/Wi-Fi

Ceiling fan with remote in every room. Walking distance to Starbucks & Local Restaurants. One free parking space included!

Small dogs are accepted, but must be pre-approved prior to booking and subject to a $200 per dog, per stay, non-refundable pet fee
Opulent Property Management Jacksonville Beach, FL Terms & Conditions

RATES
Rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 4:00 p.m., and checkout by 10:00 a.m. on the day of departure. Most rates quoted are for a specified number of people (4 for 2-bedroom, 6 for 3-bedroom), additional guests are subject to a per person, per day charge. Charges vary and are subject to change without notice. All properties represented by Opulent Property come fully equipped with television(s), linens, dishes and utensils and an initial supply of soap and paper goods. Other amenities vary per property.

CANCELLATION POLICY
Guest can cancel a reservation up to 72 hours after booking with no penalty. If date of arrival is less than this at the time of booking cancellation is only available without penalty up to 4 pm day of arrival. Any cancellations after such time are not refundable. All funds paid to the date of cancellation will be retained by the rental company as a cancellation fee. Travel Insurance is available to insure the vacation rental investment.

CHANGE OF DATE OR PROPERTY
Any request for a change of dates or transfer to a different unit must be submitted in writing sixty (60) days prior to arrival and any changes are subject to availability and a transfer/change fee. Requests to change property will not be granted after a reservation is paid in full. Requests for changes cannot be guaranteed. No changes may be made within 60 days of the arrival.

CHECK-IN
Upon receipt of full payment your Reservation Confirmation will be emailed to you. Your check-in information and instructions on how to obtain keys to your unit will be emailed to you 3 - 5 days prior to arrival. Check-In time is 4:00 pm. To request an early check-in, please call or email us as your earliest convenience, a few days prior to your arrival to see if we can accommodate your request. If early check in is available a fee will be charged to your CC on file.

CHECK-OUT
Check-out is 10:00 am on the day of departure. Your entire party must vacate the property and lock up the unit by 10:00 am. Failure to check out on time may result in a $150 late fee. The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Late check-outs after 10:00 am can be requested. You will be charged for a ½ day rate until 2:00 pm, departures later than 2:00 pm will be charged a full day’s rate. If you would like a late check-out, please plan with us at least 24 hours before departure time. Late departures are subject to calendar availability and cannot be guaranteed.

CONDITION OF RENTAL
The property shall be in the same condition upon departure as at check-in. Normal wear and tear are excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or any damage to the property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited into the property. Guest may not sublet or assign this rental agreement. Guest shall be responsible to return all keys and gate or garage door openers upon departure. Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest. Guests shall not bring any pets onto the property. Guest will not smoke indoors. No events or parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent; additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests and shall keep gates closed. Guest and other invitees shall use the pool and Jacuzzi at their own risk. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean or to a golf course, including the possibility of drowning or being struck by a golf ball. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition.

PROPERTY DAMAGE PROTECTION
Opulent Property Management requires all guest to pay a nonrefundable Property Protection fee (covers reported damage up to $1500). This protects the property manager/homeowner against accidental property damages (flooring, walls, appliances, or furniture) by guest that may occur during a stay. It does not cover damages caused by deliberate and malicious intent, or because of breaking the house rules.
Should the Owner of any property managed by us elect to no longer rent their property for any reason, you will be relocated to a comparable property as determined by us. If a comparable Property is not available, you will receive a full refund.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If a renter is evicted by us, the Condominium Association or their property management, or law enforcement, you will not receive a refund of any kind.
Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to change your reservation from one property to another comparable property due to any unforeseen circumstances. In any such case, we will notify you as soon as possible.

LOCKOUT SERVICE
After entering the Property, place the key BACK inside the lockbox. We do not offer emergency lockout services. If you do get locked out during business hours, we can arrange for an independent vendor to come out, but there is a charge for this service for which you will be responsible. If the lockout is after hours, the charge will be higher. If a locksmith needs to be called to the Property, the charges will be assessed due to the circumstances by the locksmith. These charges will be processed on your credit card and are not payable with the damage waiver or security deposit.

PROPERTY EQUIPMENT
All properties -homes and condos- are privately owned and equipped for basic vacation needs. Basic starter supplies such as soap and toilet paper are usually provided by the individual owner. We will make every effort to make sure this is the case; however, this cannot be guaranteed. To be sure, please bring supplies with you. Grocery stores are very close if you need to get some immediately. Maintenance problems in Property will be handled in a timely and professional manner provided we are given notice of a problem. Please let us know immediately upon arrival of any issues with Property.

MAXIMUM OCCUPANCY
Each property has a specific maximum occupancy. Take note of the maximum occupancy allowed in the property before making a reservation. The maximum occupancy includes all members in the party regardless of age including small children and infants. By exceeding the maximum occupancy may incur additional fees and/or eviction without refund.

RENTAL RESTRICTION
Renter must be 25 years of age. Submitting a reservation request authorizes us, at our sole option, to perform a background check which may include a credit inquiry.

Amazing Place!

Where do I start? We had the best experience! The unit is absolutely perfect and exactly as described. Communication with Kelicia was immediate and greatly appreciated! We loved this property and it's location! Although we had a little glitch with getting in the first night, the owner was very quick and responsive and solved any issues very quickly. We plan to book with them again for next year. Highly recommend this property!

Amazing property

I reserved this property for me and my granddaughters who flew in to FL to celebrate my 65th birthday. The host went beyond to accommodate my request and the communication was exceptional! The property was clean, well appointed and had those special features that most don’t consider. It’s outfitted with multi level coffee table in the living room which gives extra storage space, the kitchen bar is very large and the kitchen is equipped with higher end appliances, cooking and dinning essentials. The property is quiet with beautiful views. Thank you for a wonderful stay!

What a perfect vacation!!

We loved the comfort, location, and style of this unit. It was very well stocked with lots of little extras to make our stay even more special. The balcony was shaded in the afternoon, so we could enjoy the breezes and beach view in comfort. The kitchen had all the tools/utensils we needed for the meals we had together. I personally loved the fact that the stove was on the bar, so when I prepped and cooked, I didn’t have my back to the family.

Jacksonville Beach condo review

Nice condo right on the beach and great location. The place also had a small pool area as well didn’t use it. The condo was clean and had a nice little balcony to relax and enjoy the sights.

Not good service

Very disorganized from the start! The cleaning service seem to not have cleaned at all. Did not receive code on time. There were roaches in the kitchen and bathroom. The air filter was really dirty.

Locked out for over 2.5 hours with a baby

We were locked out of the condo for a good 2.5 hours due to the door lock was broken and the management was trying to blame me for it being broken. Management proceeds to tell me how much door locks cost, etc. So very stressful. And then the management told me that their handy man was going to install a key box and we needed to leave the door unlocked until he was done. We ended up leaving the condo and driving to Fernandina Beach to stay at my father-in-laws while the door was being fixed…don’t forget, I still have an eight month old that is hungry and tired! Management was just straight out rude. The condo is older and smaller than I thought (based on the pictures posted on vrbo). There’s no live tv, everything is through smart tv (Netflix, hulu, etc). We were very disappointed. Out of the whole week we had it reserved, we stayed two nights and did not spend anytime during the day there (dark and depressing) and so inconvenient/stressful dealing with the door lock. The owner of this condo would greatly benefit with new management.
