Cancellations
The applicable cancellation policy will be enforced. Credit card processing fees are non-refundable.


Minimum Booking Age
The primary guest must be at least 25 years old. Exceptions may be considered with additional requirements.


Registered Guests Only
Only guests listed on the reservation are permitted on the property. Undisclosed guests may result in fines.


No Smoking Indoors
Smoking inside the home is strictly prohibited. Violations incur a $1,500 fee plus ozone treatment costs and any associated lost revenue.


Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. Noise complaints or violations may result in a fine equal to one night`s stay.


Check-Out Time
Standard check-out is 10:00 AM. Unauthorized late check-outs may result in extra charges and possible removal from the property.


Pet Allowed
A maximum of 1 pet is permitted. Pets must weigh no more than 20 lbs. Pets must be crated or leashed when left unattended and are not permitted on the furniture. Additional cleaning fees may apply for any pet accidents or excessive cleaning required.

Lost & Found Policy:
Any personal items found after checkout will be held for 7 days. Guests should contact us within this period to arrange their return. Items not claimed within 7 days may be discarded. We’re not responsible for items left behind or items that cannot be located after checkout.


Fire Safety
Open fires are strictly prohibited on the property. Fires are permitted only in the designated charcoal grill. Any evidence of an unauthorized exterior fire will result in a $150 fee.


Backyard Shed
The backyard shed is not accessible to guests. Guests may not enter, access, or tamper with the shed. Any tampering or unauthorized access will result in a $150 fee.


Accessibility
This is a split-level home and stairs are required for access.


Fireplace
The fireplace is decorative only and is not available for use.


Firepit
The exterior fire pit is available for guest use. Wood only: please do not use charcoal or lighter fluid, as it damages the fire pit.


Security Cameras
There are 2 exterior security cameras at the front and rear entrances facing outward. They do not look into interior spaces and record video and sound when activated by motion.


Accessibility Features
Grab rails in the shower, a bathroom on the first floor, and an accessible-height toilet are available.


Security Deposit or Damage Waiver
After booking, guests must choose between a non-refundable damage waiver or a refundable security deposit placed as a temporary hold on your credit card. The selected option will be confirmed after booking and applied prior to check-in. Airbnb reservations are exempt.
