Guest has full access - Our Casa is your casa - we keep our personal effects in one locked closet in the master and our shed in backyard near firepit. Again- we use the guest home when we are in town (usually 2-3 days every other week)

We keep your space private unless you need us. Our neighbors are very friendly and available as well is something is needed.

We have a guest home with separate entrance and separate fence that we use for our use as we come and go in town. This space is available to add to your longer term rental for $1500 monthly with request and availability
Please be advised that this property is offered strictly as a short-term residential rental. Any use of the premises for commercial purposes—including but not limited to podcasting, content creation, coaching sessions, retreats, events, professional photography or videography, or other business-related activities—is strictly prohibited unless expressly authorized in writing by the property owner or manager in advance.

Guests acknowledge that the property is located in a natural environment and may be subject to varying weather conditions, wildlife activity, and ambient noise from nature or surrounding areas. We do not make any guarantees regarding weather, wildlife behavior, or the suitability of the environment for specific activities or purposes. Refunds or discounts will not be issued due to weather events, natural occurrences, environmental noise, or other circumstances beyond our control.

The property is managed by a licensed real estate professional. This is a short-term vacation rental and is not subject to the rules, rights, or responsibilities associated with long-term tenancy. As such, we do not collect security deposits or enter into landlord-tenant relationships governed by long-term occupancy laws.

NO VAPING or SMOKING indoors- Please take it outside and enjoy on our patio to keep my space clean
ALL trash, butts, animal poo etc MUST be fully bagged and placed in appropriate receptacles on side of home.
Trash day is early Monday morning- Trash (black top and smaller containers) with trash should be taken to front street on Sunday night and returned back to behind gate by Monday evening.
Recycling is every other Friday (easy to see as neighbors will have yellow topped bins on front curb Thursday evening) Recycling is now VERY STRICT- Cannot be placed in plastic bags - we left a card on the laundry room drying rack for referral.
Animals MUST be kept under your control including leash and barking. The neighbor to the right will call the authorities is barking is longer than 30 minutes. (When we leave- we like to keep pets in either the middle room {great for storms or fireworks} or the laundry room.
PETS SHOULD NOT go on furniture! I know some of you will not listen and we HOPE you will put sheets or towels down to protect our items that are not washable.
Backyard TV should remain covered when not in use- the morning sun is what will damage it in the heat of the summer. We love to sit out back in the evenings but always cover before going to bed. We can't guarantee it will work if not cared for.
All three gates to backyard should be remained closed at all times. and latched in the case of wind or storms
Two security cameras on property- in back rear of property and the front for security while vacant- no private or interior areas.
Home DOES NOT include the rear guest house. This is for the owner or the owners friends- we will let you know when occupied-
Guest agreement will be sent before stay and must be signed to comply with local laws
You must be comfortable- you must enjoy friends and family and you must be happy as this has always been a very happy home!

My husband and I were relocating from Colorado to Jacksonville. Our pod was not going to arrive until a week later. I work from home and my husband is semi retired. We also have a dog and needed a yard that she could enjoy.The place was amazing! If we’ve been a bigger family, we might’ve had challenges finding a spot for my home office, but plenty of rooms for me to choose from since it was just the two of us and our pup, so several locations available for me to do my consulting thing.The yard definitely had a secure fence, which was a big factor. Our dog is reactive to other humans so we like to keep her secure, feeling safe at all times. And keep the neighborhood feeling secure as well cause she’s quite excitable and will bark. We were excited to also learn our new neighborhood and we really wanted to also cook at home because we love doing that and because of our move we’ve been doing a lot of eating out. This kitchen provided everything we could need to cook at home and the location was fantastic for exploring the area.One thing I will say is to give the description extra scrutiny because there is a secondary property. And that might not be occupied the owners/their friends, could just be other random renter like us. And the privacy division is non-existent. It’s a picket fence separating the two. So if you’re very private people like us, this might not be for you.

We stayed in Gretchen’s home for 5 weeks and had a wonderful time. Their house comes with all the amenities you need, beautiful backyard with a tv, and a nice king bed for the master. Gretchen is super attentive and easy to communicate with. Location is great, walking distance to many restaurants along the St. John River.
