This 3000 sq ft stunner has 5 bedrooms, all the cozy vibes. Out back? A totally private fenced yard with pool, spa, deck, BBQ & fire table (perfect for late-night laughs under the stars—or a sneaky midnight dip, as long as you keep it completely silent!). Inside, TVs stream Prime, Netflix & Disney+, and the kitchen's stocked for feasts. Basically, it's your personal resort—minus the wristbands and awkward strangers. Got questions? Shoot 'em over.

The space
The home has 5 bedrooms, 2.5 bathrooms, and a huge 40 foot long pool with a 9 foot deep end. The inground hot tub seats about 7 people. There is an outdoor seating area with a fire pit for those chilly nights

Quiet Enjoyment & Neighborhood Courtesy

We do not allow loud, late-night parties as this is a quiet neighborhood with working families and children. Quiet hours begin at 9 PM. This means:
No yelling or shouting
No music outdoors
No excessive noise that could disturb neighbors
Absolutely enjoy your stay—but please be respectful of neighbors regarding noise and parking.

Pool & Spa Use

By booking this property, you agree that use of the pool and spa is at your own risk. The host and host business are not liable for pool or spa accidents. Safety measures:
Life safety flotation devices are provided;
Children must always be supervised near or in the pool/spa

The pool is professionally cleaned and treated weekly. Leaves or seeds may blow in due to wind; the filters work continuously but may take hours to clear debris. A net is provided for manual cleanup if desired. We strive to keep the pool sparkling but cannot guarantee it will be completely debris-free.

Feel free to adjust the hot tub temperature to your liking.

Insects

Because Houston is warm and humid, insects such as ants or moths may occasionally enter the home if doors are left open. We clean and treat the house to minimize this risk, but it remains a possibility.

No loud, drunk parties
Early check-in: $20/hour, based on cleaning time needed
No outdoor music (except phone speakers)
Quiet hours: 9 PM
No confetti
No bleach or dye products (they stain)
Max 5 vehicles (some exceptions possible)
No balloons or fireworks in the backyard
Pool closes at 9 PM (unless you remain completely silent back there)
No hanging out in the front yard
Only the number of guests booked may be on the property unless approved beforehand
All parking must be in the driveway
These rules are in place to maintain neighborhood peace and respect.

Fees
Late checkout (15+ min): $100
Late checkout (30+ min): $250 (cleaning team must return)
House rule violation: $100 per rule broken
Security called for disturbances: $200
