THE HONEST OVERVIEW

We put this first on purpose. Knowing these now means no surprises later.
Three floors, stairs between every level — no elevator.
• The upside is three genuinely separate private spaces — ideal for groups who want to share a home without being on top of each other. The tradeoff is stairs. If anyone in your group has mobility limitations, the first floor has one bedroom. Please factor this in before booking.
A transitioning urban neighborhood — please read fully.
• This is a working, centrally-located neighborhood near Downtown, actively in transition. You'll see new townhome construction alongside older homes, and some blocks may feel rough or underdeveloped compared to established Houston neighborhoods. It's not suburban, not a tourist area, and not polished — but it's central, well-connected, and improving fast. Guests who prioritize city access over neighborhood aesthetics tend to love it here.
Shared, gated community.
• This is a 7-townhome gated community, and 5 of the 7 homes operate as short-term rentals — so you may see new vehicles and guests coming and going. Inside, your home is fully private and separate. If a car ever blocks your access, tell us right away and we'll coordinate with the other hosts to clear it fast.
Before check-in, every guest:
• Signs a guest agreement and provides government ID before check-in instructions are released.
• Guests with no reviews or a rating under 4 stars also complete ID verification plus a refundable deposit or damage waiver. No exceptions.
Parking is the most important thing to read.
• The community driveway is shared and compact. Standard sedans and mid-size SUVs work well. Large pickup trucks and full-size SUVs will find it tight and may not fit comfortably. Two covered garage spots are included (accessed from inside the home, no remote).
• Improper parking may be towed. Full guidance comes with your check-in details.
• The community gate uses a keypad for entry and exit
About the pool & gym:
• This home does not have a pool or gym on-site. What we list is Emancipation Park — a free community park with great facilities (seasonal pool, full gym) a short drive away, free with valid ID.
Good to know:
• Owner's pantry closet is on-site and locked — not guest-accessible.
• Houston insects (seasonal, outdoors) are normal for the climate. Professionally treated — message us about anything indoors and we'll handle it free.
• Security: Smart lock self check-in. Exterior cameras at entry points only. No interior cameras. Decibel-only noise monitoring — no audio or video recording.
• Starter supplies (toilet paper, soap, paper towels, trash bags) provided for first 48 hours. Replenishment is the guest's responsibility.
• Please Note: The downstairs bedroom may feel a bit warmer than the upstairs bedrooms due to the home's HVAC layout (we can provide a portable fan on request).
