Extended stays (over 2 weeks) or bookings over $20,000 → Full payment due 90 days before arrival; once paid, it's non-refundable. Third-party travel insurance purchased through Beach Retreats is non-refundable.
If the Guest needs to shorten their stay or change to a different property, it must be done outside of the 60-day cancellation period, or normal cancellation rules apply. No changes are permitted during the stay.
