1 Church Cottages and The Garden Room are two beautifully completed properties sitting next door to each other in the delightful village of Westmeston at the foot of the South Downs National Park. Although both have been finished to the same high standard, each has it's own individual style. This combined booking option is ideal for small family groups or couples holidaying together.
The larger property is 1 Church Cottages, an attractive semi-detached Victorian cottage with large open-plan sitting and dining room, a lovely kitchen with Aga, two double bedrooms and two bathrooms. The cottage has a well-established, south-east facing garden perfect for outdoor entertaining with two seating areas, garden furniture and a gas barbecue. Next door to the cottage is The Garden Room, a detached single-storey studio with large, bi-fold doors spanning the full length of the frontage. The property features a large open-plan living space with kitchen, dining, sitting and bedroom area, as well as a separate bathroom. Underfloor heating runs throughout the property, keeping the studio comfortably heated during the cooler months. Like its neighbour, The Garden Room has a generous outdoor area featuring a large, south-west facing patio terrace, plenty of seating and a hot tub. The two properties are separated by a tall wooden fence with lockable gate that can be opened to connect the two gardens and allow access between accommodation.

THE GARDEN ROOM Accommodation all on one level Ground Floor: Open-plan kitchen/dining/sitting/bedroom area with underfloor heating throughout Kitchen With electric oven, induction hob, fridge with ice box, dishwasher and washing machine. Dining area With table, bench and two stools. Sitting area With sofa, television with Freeview and large bi-fold doors leading onto the garden patio. Bedroom area With 5' king-size bed Bathroom With bath and overhead shower, wash basin and WC.
Outside: Fence with lockable gate connecting to 1 Church Cottages' outdoor area. Enclosed, secluded garden with paved terrace with hot tub, garden furniture and gas barbecue. Parking for two cars in car park next to the property.

The local area has many picturesque walks to discover. A real highlight for guests is bound to be the footpath from the front of the house that leads directly to The Downs. There are also two excellent pubs within 2 miles walking distance of the cottage, as well as an abundance of cafés, pubs and restaurants a little further afield in Lewes (6 miles) and Brighton (7½ miles).
The two properties can be booked separately as 1 Church Cottages (sleeping four guests) and The Garden Room (sleeping two guests).
