Welcome to Dunes 107, a comfortable and well-appointed three-bedroom, two-bath ground-floor condo offering the perfect blend of convenience and coastal charm. Sleeping up to six guests, this inviting retreat is ideal for families, couples, or small groups seeking a relaxing beach getaway on the quiet Fort Morgan peninsula.


Designed for easy living and comfort, Dunes 107 is just steps from the swim-through pool, hot tub, fitness room, and grilling pavilion, giving you everything you need right at your fingertips. Inside, the condo is thoughtfully furnished and features a fully stocked kitchen, dining area, and comfortable living space—perfect for gathering after a day on the beach. A full-size washer and dryer make packing light easy and convenient.


The primary bedroom offers a king bed with a private bathroom, providing a peaceful retreat at the end of the day. The second bedroom includes a queen bed with a top-of-the-line mattress, while the third bedroom features twin beds, ideal for children or additional guests. Who cleans

Cleaning is definitely not someone's job at the condo. Wish I would of gotten a picture of the rat running around outside. Someone pays good money for a cleaning service to care for their condo so others can enjoy a get away. Sunset properties should definitely look into the cleaning service.

Nice unit, quit and peaceful. Ground level making it so easy to go and come as you please. If traveling with children would rent a golf cart. The walk to the beach is not bad but a golf cart would make it easier.

The condo was nice and ground level. Biggest frustration was the lack of amenities. One towel per guest? Absolutely no extras? And only 1 tiny soap to wash with in the shower? The little things that you aren't able to pack are what was missing. We had to make a trip to a store just to buy hand soap!

Lovely condo convenient to beach and pool

The spacious unit was just what we needed for our family. Very comfortable and private with lots of room for all of us to enjoy a meal or just relaxing. The ground floor was perfect for unloading our luggage and beach stuff. Happy to have had the chance to stay here.

Fort Morgan the hidden gem

Beautiful Property

The pictures of this property don’t do it justice. We were so impressed with everything in this beautiful condo. It is spacious, clean, and comfortable. We were in from out of town for tournaments. I can’t think of anything bad to say. We enjoyed the time we got to spend together as a family in this beautiful town. We will definitely be back! 10/10 recommend. ⭐️⭐️⭐️⭐️⭐️

Walk out near pool. Dislikes: Front bedrooms near busy walkway; noisy. Pets nearby; barking. Smokers nearby but we didn't smell any smoke inside the condo and that was wonderful! Didn't have a broom and we really needed a broom. Highly recommend this facility for travelers.

The furniture is in terrible condition in living area, extremely uncomfortable. Had a lot of trouble with TV also. Hope those areas of concern will be improved before next year.

The staff was working hard while we were there to make it look even more appealing for the Memorial Day Weekend crowd. The location to the beach was perfect for us and the swimming pool was located right outside our door. I would recommend this unit to families with small children because there are no balconies or elevators to deal with and the pool is right out your back door. The inside of this property leaves a lot to be desired. The furniture is basically gross in the living room. I would not sit on it or let my kids sit on it without putting a blanket down first. The curtains in the living room are disgusting. It looks like something exploded all over them. The refrigerator has some sort of issue as well as the top shelf is always wet. The walls need a good scrub down as well. I just don't like walking into a place I paid good money for and feel like I need to clean before we can enjoy our vacation . I really think this place is nice and would try out another unit but not this one unless it gets a good overhaul.

This year it was not in very good condition, especially the living room furniture - very uncomfortable for two month stay. Still have a problem with the refrigerator after two years. We are seriously considering changing to a different unit nextt year but really enjoy the location of Unit 107. It is quiet and private.
