Nice N Breezy is a 12 bedroom, 12 bath second tier beach home that aleeps up to 30!.

"Nice N Breezy" is a 12 bedroom beach-view house that sits directly across the street from the white sand and blue waters of Gulf Shores! This luxury home is perfect for vacations with a large group of up to 30 guests. If the beach is your dog's favorite spot, this beach house is also pet-friendly! Whether it's a trip with friends or a family reunion, Nice N Breezy is sure to provide everything you might need from stunning views, spacious accommodations, and great amenities!

When you first walk into this beach house, you will be greeted by the large kitchen, dining area, living room, master bedroom, and the first guest bedroom. The full-service kitchen is perfect for cooking and entertaining, with bar area seating and a dining table. Nearby is also a wet bar with an ice maker and wine cooler. The kitchen and dining area are open to the large living room, with ample seating and a flat-screen TV. The master bedroom provides a king bed, a private bath, and balcony access. The first guest bedroom has 2 sets of twin over twin bunks with bathroom access and a sliding glass door opening up to the pool deck.

Venture up the stairs to find 10 more spacious guest bedrooms! The second and third floors have similar layouts, each having 5 guest bedrooms with private baths. On both floors, 3 of the bedrooms have king beds, 1 has a queen bed, and 1 has 2 sets of twin over twin bunks. All 3 floors have expansive balconies with gorgeous views facing the beach, and many of the bedrooms have direct access to a balcony.

Nice N Breezy boasts a large private pool with a spacious deck and outdoor grill. Enjoy tanning in a lounge chair, taking a refreshing swim, or having a barbeque by the pool! For even more relaxation, there is a flow-over hot tub connected to the pool. Enjoy the sunset view from the several balconies that are perfect for entertaining! If you prefer to take a walk along the water's edge as the sun goes down, take a short walk across the street to the white sandy beaches. Your friends and family will love heading over for a beach day to soak up the sun while throwing a frisbee, building a sandcastle, looking for seashells, and swimming in the waves.

Enjoyably Spacious
As a family with mostly adult couples we absolutely enjoyed having our own bedrooms with attached bathrooms! And the bunk rooms were perfect for our kids!! I loved how spacious the place was, you did not feel like you were on top of each other. There were a couple maintenance issues, property management was quick to handle issues and very responsive. This place was in a great location.

Great space
The size of this house was perfect for our group of 22. I did not like that the listing portrayed a pool that was not what was there. The pool was smaller than the picture shows, and the hot tub is separate on the deck of the pool. Anytime we had trouble, it was resolved very quickly, which was appreciated.

Wonderful Property
Very impressed with this property. We have a large family, but with 12 bedrooms and 12 bathrooms and an extra large living room and kitchen area, we all enjoyed our privacy as well as our time together. The house was super clean and bedrooms were spacious. The property management company, Prickett, was exceptional and responded quickly though out the entire process of booking and our stay. They quickly came out to fix an air conditioning issue and kept us informed when they came out for their weekly pool maintenance. Couldn't have been better, They added a gated fence around the pool area that was not shown in the pictures and this made us feel more secure with the smaller children. My only suggestion would be to update the charcoal grill. I would highly recommend Nice N' Breezy. The location to the beach, a convenience store and a restaurant made this property very convenient, but not in the center of things. Should we return to Gulf Shores, I would definitely book this house again. Thank you for a wonderful stay! Julie Hartwig

The house was perfect for our large group. Plenty of rooms for couples, and bunk rooms for the kids. Easy public beach access just down the road. Lots of seating in the living and dining areas. And management was quick to respond to any concerns we had. We would highly recommend this property.

Our family gathered for 7 days at Nice N Breezy traveling from from Texas, Oklahoma, North Carolina and South Carolina! We had a full house! The location had easy access to the beach and in close proximity to shops and restaurants. The management company was very friendly and responsive to any issues that we had during our stay and sent someone out quickly to resolve them. It was very clean other than a little beach sand in the showers which I imagine is nearly impossible to prevent since sand is everywhere. The design of this house is smart and efficient with laundry units on the second and third levels, large bedrooms with private ensuites and plenty of hot water. The kitchen had adequate cookware, cutlery and dinnerware with plenty for a group of thirty. The food storage was impressive with the large pantry and huge refrigerator/ freezer. The wine fridge and separate ice maker was greatly appreciated! The house was as portrayed in the photos with a couple of exceptions... The pool has been changed. The hot tub is segregated rather than connected to the pool and there are only two lounge chairs and two adirondack chairs on the pool deck. Our stay was wonderful and we would definitely recommend Nice N Breezy to others and stay there again in the future!

Although there were some hot water issues, the property worked hard to fix the issue and made it right, which I appreciate. The house is beautiful and location is great and the kids enjoyed being in the pool all hours of the day. I would recommend to anyone to stay there.

Nice location, beautiful property but no hot water or hot tub as listed.
We have stayed here before and it is a beautiful home and perfect location that accomodates our group well. The kitchen is well stocked and the rooms are laid out well. However, the hot water went out for the first and second floors and this was a major issue when you have 28 people in a house. The communication about this was somewhat ok but no one ever said it was fixed or not fixed so that wasn’t great. The hot tub was not hooked up until the very last night so it wasn’t hot for use. Overall, this year was not the same experience as we’ve had before. The lack of hot water impacted the comfort of everyone because those on the floors who needed to shower had to use the upstairs bathrooms so everyone in the house was affected by this.

Family Vacation 2022

Property was beautifully made and well furnished! Nice showers and some surprisingly LARGE rooms! Our group of 20 had all the room to even spread out! Management was responsive and very communicative. Short walk to the beach and a nice pool. Great parking! Only concern was that there was no place to walk a dog. Sand surrounding the home was full of sand burs.

This home was perfect for our group of 25. Plenty of space, comfortable beds, and just steps from the beach! We loved having the pool and hot tub when we weren’t on the beach. We would definitely rent this property again!

Lots of room and great response from management.
We had 27 family members with plenty of room for everything including food preparation. Easy access to beach made it great for fun times. Maintenance responded within 12 hours for a few repairs (unlike the management of the building next door with a different company).
