These condos / Townhouses are only about 3.5 miles from the Rocky Top Sports World complex in Gatlinburg and many other attractions. If you are traveling with more than one family, we have other properties available all in the same complex, most in the same building. Have your own unit but still be only steps away from your other travelers.

Highland Village Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING cabin.
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – A 50% deposit is required upon booking this property. When booking you automatically agree to these terms. The remaining balance is due 14 days before check in,
5. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six
(6) persons. An additional charge or $20.00 per person per night for guests in addition to six (6) will be assessed. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
CITC Rules and regulations

1. Check-In time is after 4 P.M. EST and check-out is 10 A.M. EST.
2. This is a non-smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 30 days prior to arrival
5. **Cancelations - A Sixty (60) day notice is required for cancellation. Cancellations that are made more than Sixty (60) days prior to the arrival date will incur no penalty. Cancellations made between Thirty (30) and Sixty (60) days from your arrival date, forfeit their 50% deposit. Cancellation within 30 days of check-in or early departures does not warrant any refund of rent or deposit.
6. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. Maximum Occupancy- For the maximum number of guests please see the individual property details.
8. This property requires a 2-nigh minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

13. Falsified reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

Clean, modern, and nice place to stay. The owners were easy to contact. With having a bad back, the master bedroom mattress was quite comfortable which was highly important to me.

Nothing like checking in to finding over a dozen bugs everywhere upstairs in the hallway and in the bedrooms. To then call the property manager and first was told you are in the mountains to then I showed a picture of all the bugs that my husband had killed! Expected them to send a pest service and gave them the benefit of the doubt that it would be the next day. Followed up and nothing. No communication after that. We continued to have to kill bugs. The only saving grace is that we weren’t at the property to maybe a few hours each day! Never felt so uncomfortable! What a shame it wasn’t handled better, because if there wasn’t a stink bug issue then the property would have been great.

Great location. Keep your car doors locked and free of food we did see a bear breaking into a car and taking packages off a porch. Beds were very comfortable. You will need more baking dishes if you plan to make meals. No big deal you can just grab some foil pans from the grocery store up the street.

Cabin in the clouds

The property is nestled in the beautiful town of Gatlinburg. It was extremely clean and fully stocked with necessities. It is conveniently located close to downtown Gatlinburg, grocery stores and several main attractions. Extremely peaceful surroundings. The owner is extremely accommodating and was attentive during our stay. My family and I made memories that will last us a lifetime. I highly recommend this property to anyone seeking a vacation spot in Gatlinburg.

Pleasant and Comfortable

Condo had plenty of room for a family of four to be comfortable and enjoy a week in the mountains. Beds were comfortable, kitchen is huge and perfect for cooking a few meals and hanging out. Great location as well.

Football weekend

Our son’s team played in the Battle on Rocky Top this weekend, so we decided to spend the weekend in Gatlinburg instead of driving back and forth. Highland Village D201 was the perfect location just 8 minutes from the field. The property was clean and spacious, with parking right across from our door. We were greeted by a bear outside our door when we pulled in Friday night, but he left when we pulled up. If we play in Gatlinburg again we will definitely stay at Highland Village again.

Convenient to Rocky Top Sports

We stayed during fall busy season so traffic was busy. This condo is convenient to Rocky Top Sports World which is where we needed to be so that was a plus. Bedrooms are both up a long flight of stairs which is not mentioned in the listing. Also the driveway is very steep so if you are coming in winter check the ice/snow situation to see what type of vehicle to bring. Overall a nice place for a small family.

Spacious, Clean, Great Location

We loved our stay at Highland Village! The location was perfect - being on the east side of the parkway made it easier to avoid the heavy Gatlinburg traffic. We spent quite a bit of time hiking in the Smokies - highly recommended! Walt provided the basic supplies needed for our stay at the condo and there was a grocery store a couple of miles down the road. We loved the rocking chairs on the balcony and even had a chance to see the fireworks from the balcony for the 4th of July. We have stayed at quite a few rentals over the past 20 years and this one was at the top. It was perfect - I wouldn’t change a thing. Walt had a backup plan for his backup plan. The battery died on the door lock as we were leaving for a hike - no big deal, but we didn’t want to leave the condo unlocked. He was ready with an alternative way to lock the door and we were very pleased with his concern for us and dedication to solve the problem so we didn’t have to wait. I have never had anything fixed that fast before! Thank you Walt!

Spacious, clean, close to attractions

We were pleasantly surprised at how beautiful this property actually was. I’m always nervous booking places and I had no reason to be with this one. It was a lot bigger than I imagined. I didn’t realize it was two stories - so be mindful of that if you have someone with mobility issues as all bedroom are upstairs. We stayed in D201 and it was perfect. Two balconies which is nice for when my husband was sleeping I could have my coffee on the balcony off the kitchen and not worry about waking him. My husband saw a bear on our last night and we saw chipmunks. There is a grocery store to the left and down the road a short distance so it was nice being able to make breakfast in the mornings before we headed to the main attraction road to the right. If we ever make it back to Gatlinburg again we will definitely be booking here again. Walt was quick to answer and very accommodating when I called with questions. Great place!

Spacious, Clean and Beautiful

We were very pleased with our unit. The master bedroom was spacious and everything was clean. The mattress was comfortable and we slept well. There was lots of room throughout the unit for storage, if needed. Bathrooms clean and always had hot water for showers! Kitchen very nice, clean and ready for us to use with plenty of storage space and prep space for the cook! Appliances all worked well. I liked having the washer & dryer there for our use as needed. Appreciated the half bath downstairs on main floor. We had occasion to call the owner one time and he was easy to contact and helpful. A lovely unit and relaxing there! Peaceful and quiet yet easy to reach from Gatlinburg and the park. Thank you!
