The Space:

The Main House has four bedrooms (two kings, one queen and two twins), three luxurious marble and granite baths, a large kitchen-dining room-living room, and two outdoor gathering spaces, including one with a fire pit. The 12-foot ceilings create an expansive feel to the home, but the highlight of this historic home has to be the private, underground, fully stocked wine cellar!
The Carriage House is situated directly behind the Main House and consists of three bedrooms (two kings, two twins), two luxurious granite and marble baths, a well-appointed kitchen, dinning room, and living area. Enjoy two additional outdoor gathering areas, one of which has a fire pit.
The two cottage Suites (The Stables 1 & 2) are situated in the rear of the property and each have a romantic equine inspired decor, seating area for two, a king size bed with chandelier above, a luxurious marble and granite bath and a kitchenette with under counter fridge/freezer, sink, coffee maker, and microwave. A private fenced front porch with seating for two provides cozy seclusion and privacy. The Stables each have designated off-street parking spaces just steps from the door.
The Homestead Estate has a large driveway provides off-street parking for eight vehicles. This Homestead is in a prime location just one block off Main St. Shops, Wineries, and restaurants area all just a few minutes walk out the front door!
Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $63.87 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.
8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.
9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
