Kuhlmann Haus is a beautiful large country farmhouse. The house features 4 bedrooms and 2 bathrooms which gives you plenty of room for your weekend or longer getaway. If you wish to cook a meal during your visit, the kitchen has a full size refrigerator, stove, microwave and Keurig coffee maker. Step out back and enjoy sitting around the fire pit or take a dip in the relaxing hot tub. Although Kuhlmann Haus has been updated, it still has the warm country feel of a time long ago.

PLEASE NOTE: This is a split level home. 2 bedrooms and 1 bathroom are upstairs, 2 bedrooms and 1 bathroom are downstairs.
- Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance
- If we are called due to complaints violating Quiet Time:
1st Offense will result in a $250 fine.
2nd Offense will result in a $500 fine.
If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $500 fine, even if no citation is issued.

The property was clean and comfortable and adequate for our group of 7. It was close to downtown, as well as Starbucks and Walmart, so very convenient. Only downside was the street was quite busy during the day, though quiet at night.

We enjoyed our stay overall, but had a couple of issues. The listing highlighted a hot tub, which was one of the main reasons we chose this rental. When we arrived we called our host who told us the hot tub was not working and should have been notified by the property owner. In addition, the TV in the living area could only be turned on but not used to change channels or stream, which again limited our ability to enjoy that as well. The only reason I felt I could give this a rating was that the home overall was clean and comfortable and we were able to find alternatives to enjoy our time spent in Fredericksburg. Since these features were part of what we paid for, I have requested a partial refund or discount to account for the inconvenience. I hope the property owners find that it is a fair request and hope to hear back from them soon.

We love the house. It was perfect for our family. It was very nicely decorated. The location was great close to everything. We usually Uber up to Main Street and then we just walked while we were uptown. Thank you to the owners.

Fantastic!

The house was beautiful! Very clean and had everything we needed. Even though we didn’t need anything, they provided a number that we could text if needed, that was comforting! About a 5 min drive to Main st. Wonderful time with friends!

Great location, very clean, well supplied. No ice maker or ice trays; WiFi network problems resulted in TV constantly freezing/reconfiguring. Read directions on both sides of the remotes regarding heating/air conditioning…

Awesome!

Place was awesome!! Quick response! Place was perfect, big rooms, everything was great! Only downfall was there was no fire pit outside(like what’s on the photos), bubbles in the hot tub didn’t really work, ac/heat is very strange and didn’t work well, it’s basically monitored by the ceiling fan, it was 30 degrees outside, house is very old and you could feel the cold air coming inside through every window and all of the doors. Other than that, everything was perfect! By far the cleanest Vrbo I’ve stayed in

Perfect getaway

Pleasant Stay

The home met the needs of our group perfectly. The interior of the home was very clean, comfortable , and well maintained. Nice little extras were provided by the hostess. The only thing we needed and were unable to find was a mixing bowl. We felt safe in the neighborhood. We did not use the exterior of the property. I’m not sure if the hot tub was functional or not and the front porch furniture was dirty from construction in the area. I would recommend that you look at the amenities listed before you book if you are traveling with children.

Beautiful rental

This place was perfect from the location to the house itself! Took my mom on a girls trip for her 60th and everyone could not have been happier with the house. Inside was clean and decorated so precious. Rooms were very nice with nice beds. Back porch area perfection… with a hot tub seating area and fire pit. The hostess even had a nice gift basket for us and coffee kcups. This property is a must and we will be back.

Property description is deceptive.

These pictures are apparently old ones because the property is not up to date. The floors are uneven. I tripped going from the living area to the kitchen and realized the floors were different and taped together with blue masking tape. The description says three bathrooms! Well one of them must have disappeared because there were only two. The two doors in the kitchen area going to the back yard did not fit the door jams. You could see 1/2” of daylight around both doors. One back door had a bedroom type lock handle and didn’t match up correctly with the lock. You could literally just bump the door and pop it open. Not safe for residents, especially females staying alone. Parking show room for several cars but we could only fit two if one was partly on the grass. Backyard pics show a large beautiful yard with hot tub and fire pit area. No yard just a fence behind hot tub and weeds about 8” tall. The street was very busy and noisy and hard to back out. The property shows under construction but actually it’s the property behind this house that is under construction. We were told the workers would not be there while we were renting. They were there with jack hammers and power tools! The owner of this property should update these descriptions and fix the doors to fit the actual door jams. The photos show a quaint house when in actuality it is an old house with band aids trying to cover up the many flaws. I would not recommend this property. Thankfully Shannon with Absolute Charm found us another house within 15 minutes and had us move. Thank you Shannon!
