Hosted by Coastal Stay. Welcome to Lake Bluff Preserve! Bring your favorite people together above the shores of Lake Michigan with 3 separate houses! Birch, Spruce, and Maple—all reserved in one booking. These three neighboring Frankfort homes combine breathtaking views with inviting interiors, generous gathering spaces, and room to retreat when you need a quiet moment.

Share leisurely breakfasts, explore Northern Michigan, and return for sunset conversations on the decks. Whether reconnecting with extended family or gathering for a special occasion, enjoy the convenience of staying together with the comfort of your own space.

Please Note: Total overnight occupancy is limited to 36 guests, with a maximum of 12 guests per home. Each house spans four levels connected by stairs. The main living spaces are on the second floor in Birch and Spruce and the third floor in Maple. Smoking is not permitted.

Quiet hours are 10:00 pm–8:00 am, with no amplified sound permitted during these hours. Fireworks are strictly prohibited at Lake Bluff Preserve at all times.

We are Pet-friendly! Pet fee is $600 per stay. A maximum of 6 dogs, 50 lbs each, are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Booking guests will be responsible for any pet damage.

☆☆ BEDROOMS & BATHROOMS ☆☆
Together, the three homes offer 21 bedrooms with 26 queen beds and 15 bathrooms and 2 half bathrooms:

• Birch: Nine bedrooms, 10 queen beds, and seven bathrooms. Bedrooms are spread across all four floors, including en-suite bedrooms on the second and third floors.

• Spruce: Eight bedrooms, 10 queen beds, and 5.5 bathrooms. Bedrooms occupy the first, second, third, and fourth floors, with en-suite bedrooms on the upper three levels. Two bedrooms each feature two queen beds.

• Maple: Four bedrooms, six queen beds, and 3.5 bathrooms. The first-floor bedroom has two queen beds, two bedrooms are on the second floor, and the fourth-floor suite has two queen beds and an en-suite bathroom.

☆☆ KITCHENS & LOUNGES ☆☆
Three fully equipped kitchens make meal planning flexible, whether preparing a family breakfast or dining separately. Each home features an open kitchen, dining, and living area with warm wood details and windows framing the lake.

Birch and Spruce offer additional family areas for conversation, TV time, and quiet breaks. Spruce’s coffee bar makes mornings inviting, while Maple’s cozy lounge and wooden dining table set the scene for board games and relaxed evenings. Laundry facilities are available in every home.

Enjoy morning coffee, fresh lake breezes, and sweeping views from each home’s wraparound deck. Birch and Spruce feature decks on two levels, while Maple offers its own inviting deck overlooking the water. As evening arrives, settle in to watch the sun sink toward Lake Michigan.

☆☆ CELEBRATIONS & GETAWAYS ☆☆
Lake Bluff Preserve’s homes are short-term vacation rentals, NOT standalone event venues. Events are permitted only with a house rental and require an additional event fee, separate from the rental cost. Booking all three homes does not include event fees. ☆☆Accidents Happen — We’ve Got You Covered☆☆
We understand that sometimes small accidents happen while traveling. That’s why your booking includes a $750 accidental damage waiver, built directly into your stay.

If something minor gets damaged during your visit, please let us know right away. We’ll take care of it so you can relax and enjoy your trip.

Please note: The waiver applies to accidental damage only and does not cover intentional damage, missing items, rule violations, or excessive mess.

Please Note: For security and liability reasons, our address cannot be used for mail or package deliveries. Please utilize local Amazon lockers or postal services for your delivery needs.

- Check-in/out: Early check-ins and late check-outs are available by request, subject to availability, and may incur an additional fee.

- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.

- Payment & Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund and a free cancellation, a credit card processing fee will be deducted. Full payment is taken upon booking.

*Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.

Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.

Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.

Report any damages and/or breakages immediately.

Cleaning and Maintenance:
Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.

Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.

Visitors & Noise:
No unregistered guests or visitors allowed. The maximum property capacity is 36 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.

Pets: Dogs are permitted in the house. Please declare your pets to us ahead of checking in and settle any pet related fees. Pet fees are $600 up to 6 pets. Please clean up after your fur friends and use the provided retired towels to clean your dogs. Please do not let your dogs venture into the neighbor’s yards during their walks.

Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.

We provide black make-up towels and cotton pads for removing makeup. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all law suits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.

Pets:
We have the following rules for our guests with pets or Assistance Animals. This ensures that both your stay, and that of our guests after you, will be enjoyable and relaxing. Our pet fee is $600 for up to six dogs. Maximum occupancy is set at 6 dogs under 50 pounds each. If you have any questions, please ask us! The guest remains liable for any and all damage caused by people or pets or a service animal.

•Your animal should not be left unattended at any time. Should that become necessary, you must have and use a crate for your animal at all times while you are gone and provide them with sufficient food and water. Please use the labeled pet towels/sofa/bed covers/sheets for your pets cleaning needs and separate them from the towels/sheets provided for guest use.

•You are responsible at all times for your animal`s behavior. While we reasonably expect that your pets or specialty animal are well-trained, should any damage occur, you are responsible for the cost of any cleaning, repairs, or replacements.
