Welcome to Ocean Point Villa 301! This penthouse condo has panoramic ocean views with a beach access directly across the street. Walking distance to shops, restaurants, and entertainment in the downtown area, just 2.5 blocks away. Relax in the morning with coffee or after your beach day on the large, covered, oceanfront balcony feeling the ocean breeze. Coastal décor, high-end furnishings, and stainless steel appliances make this condo the perfect getaway spot. Convenience of the elevator give you easy access to this unit on the top floor.

Enter into the open layout with immediate ocean views to take in while cooking, dining, or relaxing in the living room space. Kitchen if fully stocked with everything needed to cook and serve the family meal. Dine together or play cards around the 6-person dining table. Extra 4 counter seats allow you to accompany the family chef, or serves as a casual breakfast spot. Cozy up in the living room and around the large, flat-screen TV. Sliding doors from the living room offer easy access to the ocean side balcony with a large table to take advantage of outdoor dining, or gathering for games or conversation.

Street side balcony has ample room to store your beach equipment and gives you an additional covered outdoor seating area, complete with a mini-fridge, and views of downtown Folly Beach.

Master Bedroom has 1 king bed with open ocean views, door to the balcony, and a full bathroom en suite. Master bathroom is beautifully remodeled with luxurious tile and décor, standing shower, garden tub, and double vanity. Bedroom 2 has 1 queen bed with a full en suite bathroom with a shower/tub combo. Bedroom 3 has 2 twin beds and an en suite full bathroom also with a shower/tub combo. Bathroom off of twin bedroom is also accessible from the hallway. The king bedroom and twin bedroom are equipped with a flat-screen TV. High-end, fresh linens and towels are provided for the maximum occupancy of the home.

Choose your outdoor adventure surfing at the Washout for surfing, dolphin watching, shelling, paddle boarding, kayaking, and fishing tours from various companies based on Folly Beach. Stroll down and fish off the Folly beach Fishing Pier. Listen for live music in the downtown area of Folly Beach. Rent bicycles for an alternate way to travel around the island. Visit the far east end of the island for a tranquil beach walk and shelling with picturesque views of the Morris Island Lighthouse - a favorite among locals and visiting guests! Pick up some local artisan gifts and locally made food from the shops and seasonal markets*. Downtown Charleston is only a 25-minute drive to historic tours, harbor walks, carriage rides, world-class dining, theater, boutique shopping, and the South Carolina Aquarium.
* The Folly Beach Farmers Market & the Art Market take place select days of the week during peak seasons and holidays.

Free parking is provided with 2 labeled spots for your condo under the building. Exterior parking area on property is available first-come, first-serve. Parking passes are provided as needed during the busy season. Elevator goes to all floors of the complex. Elevator is an amenity for guest convenience only, NOT ADA compliant.

Amenities include free Wi-Fi, cable TV, full size washer & dryer, linens, towels, fully stocked kitchen with modern appliances, central heat and air conditioning, free parking, elevator, 24-hour emergency on-call staff. Home is non-smoking and non pet-friendly. No events allowed that exceed the maximum occupancy of the home. Must be 25 years old or older to rent. Nicest beach condo we’ve ever stayed at!
This condo far exceeded our expectations. I’ve been visiting Folly for 20 years, and this is by far the nicest place I have ever stayed. Brought my BFF and teen daughter here for 5 day trip, and it was just so beautifully decorated and spotless, stocked with everything one could possibly need, that we stayed on the deck overlooking the ocean playing board games and having the absolute best time! We felt very safe with the double locking doors to the front porch and front door, and it was incredibly quiet. Easy access to the beach and the elevator was awesome. We will definitely return.

Great Place!
My favorite spot was the back deck. After a day on the beach, it was like still being on the beach but without the sand and water. The condo was clean, well taken care of and up-to-date. The front porch was a bonus. Private and plenty of room to put all your beach items. Enjoyed our stay here at Folly Beach. Will be back for sure.

Even better than the pictures.
Very clean, relaxing, home away from home. Staying here made it hard to want to go into Charleston to do things. We just wanted to hang out at our beach house all day every day!

WHEN YOU RENT OUT A THIRD FL. CONDO, THE ELEVATOR MUST WORK.
The entire stay was affected by the fact that the elevator to the THIRD FLOOR did not work. Even though the place was nice, location was fine, parking was good, etc., that's what I expected, which is why I rented the place for week. The elevator did not break. It worked the first day. I talked to the guys working on it, who told me that it was a scheduled repair, not an emergency one. I'd specifically asked the agent at Avocet if there was a working elevator and was told yes. I wasn't told of any planned repairs beginning the second day of my week-long stay. They should have taken care to let me know what was what with that. It can't be that they didn't know. They manage the building. I had elderly family and friends who either weren't able to visit, or visited once and could not come back. There were other family members who had physical difficulty managing the 72 stairs up to the 3rd floor- including myself- particularly coming up from the beach or from food shopping... I've never written a review before. But this was a very bad thing that really affected us. We were there for a wedding, and invited many people to stay at Folly Beach and visit with us, the parents of the groom. It really put a huge damper on things, and presented a physical hardship to a number of people. It turned a nice place into a nice place in a BAD BUILDING As t was a scheduled maintenance, not a response to a breakdown, we should have been told of that and offered a second floor or an alternative property. Far as I'm concerned, Avocet owes me for really damaging my son's wedding time for us in terms of how much family I was unable to have up to the place, and how difficult others found it to climb all those stairs. I'll return to Folly but find a different agency to trust with the arrangements, and suggest to others they do the same.- G. Greene
