Set on lush grounds overlooking the Folly River, this recently renovated, 5 bedroom, 4.5 bathroom Folly Beach home offers an incredible, private retreat for your next vacation getaway. No detail was overlooked in this sprawling home with bright, open interiors and exceptional living space that comfortably accommodate up to 12 GUESTS with 2 primary suites, each with KING BEDS, 2 additional bedrooms with QUEEN BEDS plus a spacious upstairs bunk room with 2 built-in QUEEN beds, and a comfortable sleeper sofa in the library.

From the moment you enter Deep Water Days, you'll be captivated by the Folly River views that deliver a jaw-dropping backdrop for nearly every room. Framed by expansive walls of windows and doors, the outdoor living spaces beckon, with spectacular private pool, spa, abundant seating areas, copper fire pit, grill and outdoor dining that seats 8. This will easily become the hub of your vacation, for days spent relaxing around the pool, and nights with a cocktail around the fire pit under the stars. No matter the season, you'll appreciate that both the pool and the spa can be heated, together or separately. This exceptional location on the deep water Folly River means you have a water playground right out your back door! With access to the dock you can BRING YOUR BOAT along for your stay, or simply enjoy all the water-centric activities of the river for paddle boarding, kayaks, and swimming. The Folly Beach boat ramp where you can launch your boat is just minutes away, with a quick and easy boat ride directly to the home's deep water dock.

The main level offers an open floor plan with two comfortable sitting areas, modern kitchen, dining area with table that seats 10 and three of the house's 5 bedrooms. The well-appointed kitchen is open to both of the main sitting areas, with panoramic river views, plus oversized island, separate bar with prep sink and wine fridge. The first floor office/library offers a quiet place to work and a comfortable sleeper sofa for additional guests. A half bath is also located on this level for convenience.

The bedrooms on the main floor are tucked away in a private wing. The main floor primary suite includes a KING bed with private, ensuite bath, and doors that lead to a serene deck with hanging chair swing to curl up in with your morning coffee. The two, nearby guest bedrooms, each with a QUEEN BED share a Jack & Jill bath with walk-in shower, and direct access to the cleverly designed outdoor shower, reminiscent of an upscale spa in Bali. Via a private staircase that leads upstairs, you'll discover the secluded, second primary suite, offering plenty of privacy with a KING bed, and ensuite bath with walk-in shower plus soaking tub. Enjoy your morning paper and cup of coffee on your own private terrace.

In a separate upstairs wing, you'll find the oversized bonus room. With custom built-ins that house 2 QUEEN beds and plenty of seating, this will become a favorite room for the family to enjoy games, movie time and the ideal spot for the kids to hang out in. The bonus room includes a full bath with a separate, uniquely designed shower.

With the bountiful opportunities for indoor/outdoor living, deep water dock and river sporting activities, plus the fun-filled days that are sure to be spent around the pool, at Deep Water Days you are still just a short walk to the beach via the 13th Street access path. And, while this unforgettable home offers loads of privacy, it's prime location on Folly Beach means you're just blocks from Center Street, the hub of Folly's great shopping and dining. You can bike or take a golf cart ride to downtown Folly including coffee shops, surf shops, local dining favorites like the Lost Dog Café, Taco Boy, or Rita's, Bert's Market and the iconic Folly Beach Pier.

NOTE: Deep Water Days is a FAMILY FRIENDLY house and parties are strictly prohibited. Every home in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Folly Beach. Those that violate the terms of occupancy, host events, and or parties will result in immediate loss of use. The City of Folly Beach has strict rules and regulations regarding such events and if in violation, guest will incur fine of $2,500. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine. Deep Water Days is a NO SMOKING property. No exceptions.

Access
Each of our luxury vacation rentals is accessed by a keyless door code for ease of entry, and allows for a zero-interaction check-in/check-out process. A door code specific to each guests' stay will be provided by your Concierge on the date of your check-in. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. In addition, for properties with gate or garage access, you will be given this access code on the day of your arrival as well.

Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure with these codes. Additionally, requests can be made for your Concierge to meet you at the property upon check-in. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you'll enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.

We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).

At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.

Folly Beach has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.

Minimum rental age is 25.
