*King Bed* Fisherman Getaway Near the Reservoir

Walking distance to The Ross R. Barnett Reservoir, a public boat launch, and nice walking trails, this house is in a quiet residential neighborhood.
One king sized bed in the master with a half bath ensuite. Two queen sized beds in the second and third bedroom with a full bath.
The large living room has a sectional with a chair and a 50" smart TV. The house has free Wifi.
The full kitchen is not a cook's kitchen but it is fully equipped and we have great local food so you may want to order in!

We provide you with a starter pack of items for the house. We do not provide restock items.

We do have some rules in place:
No smoking in our property - $500 charge if we find evidence of smoking including the smell of smoke in the property
No events or parties. You will not be refunded for your stay if you have a party and are asked to leave early. There may be up to a $1,000 charge for any clean-up or broken, destroyed, or stained items.
No pet is permitted on the property nor visiting animals. We will charge an additional $150 per animal if you bring in an additional animal into the property. If you bring an animal you claim is a service animal but does not fit the ADA's requirements, we will report you and there can be a penalty up to $1,000 and up to 6 months in jail. We take this very seriously.
The alarm system at the front door is active with Vivint and we use it when the property is vacant. Please do not arm as we do not give out the code.

MAINTENANCE AND ISSUES: Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, internet, appliances, plumbing, and the television.
