Berni - One Bedroom Apartment, Sleeps 2

Nestled in a tranquil corner of the city, our cozy apartment offers a serene escape while being just a couple of minutes away from Florence's vibrant pulse. Situated in a quiet neighborhood, the apartment provides a peaceful ambiance while granting easy access to the attractions situated on the hystorical side of Florence. Whether it's strolling to nerby historical sites, savoring authentic flavours at local eateries, or unwinding in the tranquility of nearby parks, this location offers quick access to the best of both worlds. The one-bedroom space, adorned with all the essentials for a comfortable stay, is perfect for solo travlers of couples seeking a peaceful heaven. Upon entering, you'll be greeted by the cozy living area, furnished with a dinner table and the kitchen positioned right beside it, ideal for easy and quick access to all culinary needs, a microwave, a fairly large oven, a gas stove and a fridge, ideal to store large amounts of food. The bedroom features a double bed situated on the most internal side of the house, allowing for restful quiet nights of sleep, while the bathroom is placed right beside it, featuring a big shower space, toilet, bidet and a large storage cabinet with a mirror sitting right on top of the sink. The apartment also comes with a cozy balcony, accessible and furnished with a washing machine, perfect for guests that wish to stay for longer periods of time.  
Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.).
The apartment is located in a restricted traffic zone. 
Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied.

Service limitation:
Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C.
The temperature values ​​allowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day.
Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons.
For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required. 

As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address.
To ensure maximum comfort for all guests, we recommend using the shower one person at a time. The apartment is equipped with a water heater, so simultaneous use of hot water may temporarily reduce the water temperature.



City Tax: € 6,00 per person per night to pay at check-in for a maximum of 7 nights

BY BOOKING MY APARTMENT YOU ARE ACCEPTING THE FOLLOWING RULES: - In accordance with current anti-terrorism legislation, during check-in you will be asked for your identity document or passport for registration at the Department of Public Security. If you do not have the documents or do not have the required data, by law we will not be able to check-in.
- The check-in time slot is from 2.00pm to 8.00pm;
- Late check-in, if previously agreed, is possible at the cost:
• From 8:00 pm to 10:00 pm, 50 Euros
• From 10:00 pm to 12:00 am, 80 Euros
• From 00:00 am to 02:00 am, 100 Euro
- Check-out is scheduled for 10:00;
- The presence of any other guests must be authorized in advance by our staff;
- Please avoid loud noises and avoid slamming doors after 11pm; - Smoking is NOT allowed inside the apartment;
- Pets are allowed on request. A supplement of €20 per stay will be required; - Cot and high chair are available on request, at a cost of €20 per stay;
- If something breaks or gets damaged, let us know, we will come and check it;

- The apartment is located in a pedestrian area, not reachable by car. If you are thinking of reaching the apartment by car, do not hesitate to contact me for information on private parking in the area.
