  • Welcome to Goose Bay - 35A Boardwalk

    "Goose Bay" is a delightful cottage located on lower Boardwalk in picturesque Carlton Landing. Guests will love access to the community pool, proximity to local restaurants, and nearby swim up beach. This 2-bedroom, 2-bath home comfortably sleeps 6 plus enjoy the comfortable porch swing and seating on the front porch and quaint courtyard back of the home!

    As you enter this 2-story cottage retreat, notice the detailed finishings on the first floor, including 10-foot-tall ceilings and hardwood floors, along with natural colors and textures to compliment the lake vibes. Enjoy gathering with friends or family in the cozy living room with natural lighting on 2 oversized sofas and 1 linen armchair. Adjacent to the living area, you’ll find plenty of room for a sit-down dinner with 6 total seats at the dining table—and don’t forget the 3 stools at the kitchen island/breakfast bar where you can watch the chef prep dinner. Making dinner was never easier with stainless steel appliances, farmhouse sink, and ample cabinet space. Down the hall is the king suite with attached bath. Make your way to the second floor where you will find the guest bedroom with 2 queen beds and private bath.

    Special story behind the name of 35A Boardwalk- The owner spent many happy times in Goose Bay, Labrador, where his father was an Air Force base commander. It was a positive experience, and he has since used this name with other ventures. We hope guests visiting Goose Bay will leave with lifelong memories.

    Goose Bay has 1 guest parking space, located on Center Lane South, behind the boardwalk. It is the fourth parking space under the carport, labeled "Goose Bay". All additional vehicles can be parked in the parking lot behind The Meeting House, located on Boulevard.

    Golf carts parked at the property are owners use only.
    If you would like to rent a Golf cart, please reserve your cart online through Carts of Carlton at or contact Dr. Doos at.

    All of our vacation rental homes at LakeStay are equipped with bed linens, bath towels, a starter supply of amenities, and a washer/dryer unit for your stay. Guests will have access to our community amenities: pool, hot tub, grills, inflatable water park, and seasonal kayaks-paddle board rentals. Please visit for water park and seasonal kayaks-paddle board rental availability.

The space was perfect, the beds and furniture were very comfortable and the kitchen was well equipped. We enjoyed time at the pool and Mama Tigs. The location was perfect! Also the property manager was quick to respond to a slight problem with the air conditioning!

Cute Home in Cute Community - Perfect for Girls' Trip

Overall, I recommend this vacation rental. Reviewer Comments: This cottage was the perfect rental for me and 3 of my friends! The cottage itself was very clean and super cute. Visiting in July meant that it was extremely hot outside, but we enjoyed just hanging out at the cottage and on the porch. The location was great, too. We were walking distance from the pop-up shops, Mama Tig's, the Meeting House, one of the 3 community pools, and the lake. We were really able to walk everywhere. All in all, very satisfied with the stay!

We had an issue with one of the televisions. Reported it and they promptly brought out a new one.

Carltons Landing - Goose Bay Mini Vacation

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very clean. I was happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The Goose Bay rental was very well stocked and was very charming. The location was on the boardwalk and required hauling the luggage a bit. Carltons Landing as a whole lacked things to do. It was much smaller than I thought it would be and my teenagers became bored very quickly. Renting a boat was the highlight of our trip! There is an inflatable water park also that is available for 1 1/2 hrs per session, but once was enough. My son left his sunglasses at the waterpark by accident the day b4 we checked out. Leaving on Sunday morning the water park was closed - honestly almost everything was closed, so we called the hospitality number listed in the book that we found in our room. We left 3 messages and to date have sent 4 emails. No call back - no return email. We asked at The Meeting House which was the only place open and they had no clue how to contact anyone. For such a small community that was surprising. Finally we just gave up! So for us the customer was basically non-existent and I'm not sure what would happen if you actually had a true emergency. The Meeting House one of two places to eat offers coffee and light food, but the wait is extremely long - 45 minutes for coffee each morning and over an hour the one time we ate there. Overall it was not a great experience for us.

Air conditioning inadequate, upstairs was not cool. Plumbing backed up several times requiring manual plunger operations. Kitchen is poorly equipped for cooking. Kitchen faucet loose and wobbly. Quartz countertops not clean. Not enough bath towels. Kitchen cabinet door about to fall off. Did not get moneys worth. Would like a refund.

Not the owners’ fault, but the boardwalk needed repair and was a bit dangerous in spots.

Overall, the experience was enjoyable and the house was satisfactory. Just a few items that need to be corrected to make this a top notch experience:- Cleanliness. At first glance, the house looked clean, but then we noticed dust on shelves, dust and old food under furniture, the shower was not very clean. It's like someone straightened up before we arrived, but didn't really clean.- Air conditioning. The air conditioner could not keep up with the hot weather. The house never really cooled down. It was acceptable, but not truly comfortable.- Communication. Before arrival, I had to persistently send emails and make phone calls before I finally got a straight answer on where to park. If I hadn't been so persistent, I wouldn't have known. The layout of the boardwalk community is cute, but a little wonky. In the end, it worked out fine, but it would have been good if detailed information was volunteered rather than hunted down.

The kitchen is very well equipped with everything you will need. Loved the porch swing to leisurely read a book or have coffee. Note that there is no bathtub for bathing small children. Very clean and well maintained. Wonderful community church service is close by. I recommend renting a golf cart to get around community. Small parking area for golf cart has power outlet for charging. A small wagon is also helpful to get items to the house since it is on the boardwalk and you cannot park directly next to the house.

Peaceful Paradise

We enjoyed the location of the home and the proximity to everything such as the lake, pool, food trucks, the meeting house. Once we parked and unloaded our vehicle we didn't need car again until time to leave to go home. There is a very short walk down the boardwalk to the home from the parking space, so if you have room for a wagon, I would pack one. Beds and living furniture were all super comfy. Loved the front porch swing and was great for an afternoon nap. We didn't cook this trip but from what we could tell, very well stocked. This will be our go to home moving forward when we visit Carlton Landing. You won't be disappointed.

Reviewer Comments: I drove down from Edmond, Oklahoma planning on just hanging out at the lake for a few hours and enjoying some Italian food in the town of Krebs, until I came up on the cute little township of Carlton Landing. I made a call late Saturday night to check the availability of any rentals and to my surprise, I was able to book a night in the cute little cottage called Goose Bay. I was so thankful for the person who took their time late Saturday evening to accommodate me. I will be back to stay longer. Thank you so much for your friendliness and help in getting accommodations at the last minute.
