Within 15 miles of charming Callicoon on the Delaware sits this totally private, tastefully furnished, renovated home with a fireplace/insert in the living room, a modern kitchen and a dining area with gorgeous river views! Windows provide great natural light and river views from porches and windows.

There are three bedrooms, one with a king size bed and two with a queen size bed each, plus a fourth room which owners now use as a TV/reading room with a comfortable day bed. Two full baths and a gorgeous outdoor patio/deck under great shade trees round out the picture.

Enjoy the Delaware River at your door step to swim, kayak, or fish. Don't forget to pack your life jackets for river activities. We do not provide boats or any other water apparatus, and recreation is at your own risk. There is a river outfitter in Hancock where you can rent kayaks and canoes.

A small convenience store is just a few miles away, and a short drive will take you to either Callicoon or Hancock for shopping, restaurants, library and movie theaters.

*****We offer a 10% discount if you stay for 7 nights. While we do not want your dog to have to go to a kennel and encourage you to bring the pup along, cleaning the house requires more time. The cleaning fee increases by $30.*****

Visit the Callicoon Farmer's Market year-round on Sundays, 11-2pm at Callicoon Creek Park and stock up on fresh produce, fruits, breads, pastries, and cheeses. The Bethel Woods Center for the Arts, the original site of the 1969 Woodstock Festival is just a 30 minute drive away. Or play a round of golf at the Villa Roma Resort in Callicoon or at the French Woods Golf Course less than a mile away on Route 97. Take a ride on The Upper Delaware Scenic Byway, which is Route 97, as it extends from Hancock to Port Jervis, and visit the Roebling Bridge and other historic places and museums along the way. Or spend an afternoon with a river guide and learn how to fly fish. There are nice hiking opportunities nearby. Get ready for the most striking views of the Delaware River Valley from famous Jensen's Ledges.

Summer camps such as French Woods Camp, IHC Camp, Camp Equinunk, Camp Blue Ridge, Tyler Hill Camp and others in northern Wayne County, are all within 5-10 miles or less, as is the lovely wedding venue, Handsome Hollow, on quaint Delaware Route 28 outside of Fishs Eddy, NY.

Peaceful getaway with the most amazing view!

Tubing and swimming with your pups right in the backyard with the most beautiful view, you canā€™t beat that! We loved our stay! Rosie and Joe are awesome and go above and beyond, we came home to a lovely surprise of baked goods! They also have the most comfortable beds, we all slept so good. We will be back for sure

Amazing mountain getaway

We had a very nice time at Joe and Rosieā€™s. They were very accommodating and went above and beyond dropping off delicious stickies buns during our stay and leaving fresh produce for us. They were very accommodating and great hosts, and the place is beautiful. Weā€™d love to stay again.

River retreat

Five adults and one blind dog had a great time swimming and tubing in the river. The shady porch with rocking chairs and picnic table overlooking the water was lovely. Hosts were responsive and answered all our questions, and we enjoyed the delicious treats they provided.

The RIVER is wonderful!

If you love nature... this is the place for you... got in the river eveyday - paddle board, kayak, just swimming - water is very shallow by the house - so it was so easy to just get in. Everyday we were immersed in nature... bald eagles everywhere/ beavers/fawns..always something to see... the best was watching the fog lift off the water and over teh mountain every morning - really a great getaway!

Old and cozy

Rosie - thank you for the fresh veggies! Mattresses were great! A few tips for you to make this a 5 star review: Leave closets empty for guest use. Add a mirror to each bedroom (there was only one for 6 people upstairs). Include a full length mirror somewhere upstairs. Build a closet to put all cleaning supplies, brooms, etc in. Sort thru the items in your cabinets - there were 20 bottles of shampoo, conditioner, etc. Kitchen cabinets very need organizing. Lid to garbage is broken and needs replacement. Remove all but 2 decorative pillows per bed. Better to have softer/lighter colors for bedrooms which emit relaxing feeling. We are all on vacation. :) Remove the plastic shower surround so bathers can use the bathtub. One shower alternating times worked fine. I hope these tips are constructive and will help you.

Upper Delaware River House.

River Stay

This was our second time staying as a group of fly fisherman and once again it was excellent. Great view of the river, plenty of room for the boat and just above Buckingham boat launch. Joe and Rosie are very responsive and located nearby if anything is needed. Weā€™ve stayed in a number of river rentals up and down the East Coast from Vermont to North Carolina and this house and hosts rank among the very best.

Nicest host ever!

We stayed for 4 nights in early spring. The cabin has the best backyard view we have ever seen. The Delaware river is your backyard! I cant even begin to describe how wonderful it is to wake up to the river view. The cabin has everything you will need to cook either inside or out. Our favorite feature was the fireplace. We would put a fire on and play board games. You do have limited WiFi. We loved it. A true break away from it all. The host (Joe) went out of his way to make us welcome. He dropped off a wonderful breakfast to us on our second to last night. It was amazing. We had a historic ice storm come through on our initial night. The electricity and water went out. Joe (the host), went out of his way to find us rooms for the night and even had them include the dog in the reservation. We ended up staying at the property and having a fun night in front of the fire watching a movie on one cell phone. The next day Joe checked on us and called the electric company with a time line. Electric was back on by noon and on with the vacation! He really went out of his way for us. None of that was his fault, yet he bent over backwards for us. When he asked how the fishing was going, he invited us to fish at his stocked pond. Turned out to be our favorite day. He has multiple properties and a new glamping site. Truly wonderful properties and the stocked ponds are on these sites! Check them out. We are already planning a return trip. Highly recommend!

Peaceful and relaxing stay at Joe's Cottage

The property is as advertised and we had a wonderful stay. it's very peaceful and relaxing, and the river views are unmatched. There was plenty of firewood left for us to use and we had many cozy nights by the fire. Joe was nice enough to even drop off some rice pudding, bread and gnocci for us. We ended up having the gnocci for dinner that night and it was delicious. We all absolutely loved our stay and would re-book again in the future!

Cozy and relaxing

I just finished a week long stay at Joes River Cottage and it was everything I expected! The house is clean, cozy and idyllic. Joe had everything stocked for me and my family, and even brought more firewood when we needed it, alone with asking us if we needed anything at the food store! If you are looking to get away to somewhere quiet, GO HERE! I know I will be going back again!
