This property is located in the Coosawattee River Resort. As a guest, you will be able to take advantage of all the amenities that the resort has to offer. The resort has activities for the whole family, ranging from indoor and outdoor pools to a gym, game room, mini golf, fishing and more!

The Space
Back at the cabin, you will instantly be at ease while listening to the sounds of the river flow right across the way and be one with nature. The porch boasts a spectacular view while you rock away in the rocking chairs and enjoy coffee in the morning and wine later on in the day. There is also a grill and dining table to enjoy meals outside. A fire pit awaits you for smores and warming up when it's chilly outside. Don't forget about the hot tub for some true relaxation time while taking in all the breathtaking views!

Inside the cabin, you will enjoy the stunning, top of the line finishes that make this VRBO truly special and one of a kind. You find everything you need during a get-a-way. All of the items you need to cook a full meal are waiting for you. Or just lounge on the comfy couches while in front of the two indoor fireplaces. Enjoy high-speed internet and smart TV's. Feeling competitive? Grab a ping pong partner and be victorious! Beautiful day outside? Grab the fishing poles provided to you and go hang out on the river bank while casting your lines. Feeling adventurous? Grab the kayaks and go for paddle down the river. Riverbend Retreat has got you covered for anything you might be in the mood for!

• Enclosed, Heated Junior Olympic Sized Pool- Comfortable year-round swimming with large shallow end for the little ones.
• Enclosed, Heated Kiddie Pool- A perfect spot for the very little ones to splash and play in shallow water.
• Fitness Center- Equipped with treadmills, weight machines, free weights, rowing machines, exercise bikes, satellite TV, and Wi-Fi.
• Game Room- A coin-operated arcade with games, pool tables, and an air hockey machine.
• Outdoor Attractions- Tennis, basketball, and pickleball courts along with an 18-hole miniature golf course. Equipment can be checked out at the recreation center desk.

• Riverside Pool Center- This pool maintains a consistent depth of 3 to 5 feet, offering a perfect setting for both small children and adults. Toddlers and babies have a kiddie pool for safe and enjoyable water play. Picnic area available.

• Fish Trap Park- Named for the Native American "V" fish trap design in the river, Fish Trap Park is a natural gem offering a blend of history and outdoor enjoyment. This park features a swinging suspension bridge connecting it to Riverside Pool, the larger of our outdoor pools. Children's play areas and a spacious pavilion add to the park's appeal. Equipped with water, restrooms, charcoal grills, and fire rings/pits, Fish Trap Park ensures a comfortable and enjoyable experience for campers and day visitors alike.
• North Park- North Park is the smallest yet cherished park, beckons those seeking quiet solitude, fishing, and a genuine connection with nature. This hidden gem invites you to experience the beauty of simplicity. Alongside the park, you will find a small pavilion conveniently situated near the bathhouse, enhancing your outdoor experience.

**In order to take advantage of all water activities such as the hot tub, kayaks, tubes, etc., a mandatory waiver must be signed before your reservation is approved. This waiver will be sent to you when you request your dates. All water activities are done 100% at your own risk. Guests will not hold hosts responsible for any incidents which may occur. Hosts can revoke water activity privileges at any time if conditions warrant. Guests will be held responsible for any damage to equipment. **

Checking In:
• Check-in at front gate, show guard the QR code that has been provided to you
• Self-check-in with smart lock keypad, code will be provided to you

During Your Stay:
• 8 guests allowed. However, a maximum of 4 additional guests are permitted at $20 per night per guest.
• Only registered guests are allowed
• No smoking (including vaping) anywhere on the property. If you smoke inside the home you will be charged $500. You will also be charged an increase in a cleaning fee, and you will be charged for any damages
• Keep the cabin tidy (clean up after cooking, keep up with trash, put things back where they belong, etc.)
• Report any damage immediately. If ongoing concern such as water damage, please help keep contained until assistance arrives.

Before You Leave:
• Put all trash in trash bags and put in trash cans, make sure lids are secure
• Gather towels and put in laundry room, do not make beds
• Return the resort passes to the welcome binder
• Please return the hot tub temperature to 95 degrees
• Place any remaining dirty dishes in the dishwasher and start the washing cycle
• Return all items back to the place you found them
• Turn off lights and appliances
• Lock up properly: Close and lock any windows you may have opened, please check each door is locked.

Additional Rules:
• Person booking and checking in must be at least 25 years old to reserve and must occupy the rental property throughout the whole stay
• Guests understand and accept the risks and all liability of using the hot tub, fire pit, grill, fireplace and other appliances/furnishings on the property.
• Please use the “Buddy System” while using the hot tub for safety purposes.
• There is a river across from the property. All water activities are performed at your own risk. Please use the “Buddy System” while doing water activities for safety purposes.
• A fishing license is required to fish. Children 15 and under are not required to have a license by GA law
• Only septic safe toilet paper may be flushed, no "flushable wipes" or feminine hygiene products may be flushed as the house is on a septic sewer system. No bleach down any drains or cooking oil. Please no food down the sink either.
