The guest has access to the entire home minus the locked cleaners' closet. Please note that the interior fireplace is not for guest use.

Getting Around:

By Car: Renting a car is a convenient option to explore the area at your own pace. Having a car makes it easy to visit the many shopping centers, restaurants, and other points of interest in the area. A 4WD vehicle is recommended during winter months for optimal driving conditions.

- 4 cars MAX. These are strict rules. Cars cannot be swapped out after the fact - all vehicles must be pre-registered with the HOA prior to arrival.



This home is located within the beautiful Penn Estates community, which offers a variety of family-friendly amenities and a gated neighborhood experience. Please note: All bookings require guests to complete a registration form within 24 hours of booking. Failure to do so may result in cancellation of the reservation. We can only host up to 10 guests including children and/or babies.



For your stay, only the cars you register before arrival will be able to come in and out of the HOA. Please note that once a car is registered, it can’t be switched with another.



Upon arrival, guests are required to check in at the Welcome Center, where they will receive a parking pass that must be displayed on their vehicle at all times. During check-in, guests must present a valid driver’s license and vehicle registration. If bringing a pet, proof of recent vaccinations is also required.



Penn Estates offers access to a variety of community amenities, including pools, tennis courts, and playgrounds. To use these facilities, guests ages 5 and older must wear a community amenity badge at all times. This home includes 10 Community Amenity badges, located at the property for guest use. If you can't find them on your arrival, please report it right away. Please ensure all badges are left at home in the kitchen before checkout. Any lost, missing, or unreturned badges will incur a $150 replacement fee per badge.



Guests may also use seasonal passes and can use these passes to access the community amenities available for them.



- Up to 2 dogs are allowed for $125 per stay, no cats please. We kindly ask that your dog is crate trained and that you pick up after your dog.

- Unregistered cars are not allowed to enter the gate per HOA rules, including Uber.

- No parties allowed—violations may result in immediate termination of the stay. We aim to maintain a respectful environment for our neighbors.

- Parking in the driveway for 4 cars max. Street parking allowed: NO. Once cars are registered, they cannot be swapped with any other cars, cars registered before arriving are the only cars allowed in and out of the HOA for the reservation

- An exterior camera is installed solely to monitor our cleaning team for quality and security purposes.

- If you're interested in a long-term stay, please reach out to inquire about availability.

- Guests must be 21 years or older to book this property.



GUEST VERIFICATION:

To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.



Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:

- Agreeing to our rental terms and conditions.

- Providing a valid government-issued ID and a matching credit card before check-in.

- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book.



The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you!
