Thank you for your reservation with us for your trip to Duck Creek Village, Utah! Below, you will find general information, as well as a few important things to note including house rules. PLEASE READ THROUGH. If you have any questions, please feel free to email or call us!
Check In:
Check in is anytime after 4pm on the day of your arrival. Your check in info with door access code will be sent in a message through your AirBnb account when the home is ready, by check-in time of 4pm. The door access code will be used during your stay so that you and your guests can lock and unlock the door. Check-in information will not be given by phone, for security purposes. Please download the Airbnb app prior to arrival.
Early Check In:
An early check-in may be available for a fee of $50.00, however we will ONLY be able to verify this on the day of your arrival. If you would like to opt for an early check-in, please let us know the day of your arrival. You can always inquire earlier, however we cannot guarantee the availability- but we will do our best to accommodate you. If guests are departing on the same day as your arrival, no early check-in will be available.
Check Out:
A late checkout may be available for a fee of $50.00. If you would like to opt for a late check out, please let us know the day prior to your departure, in order to schedule a later cleaning time for your rental, IF one is available.
Check out is 11am on the day of your departure. A late checkout may be available for a fee of $50.00, which will give you until 2pm or a fee of $100 for up until 5pm. Any checkout after 5pm- if available- is considered an additional night of stay, and will be charged as such. If guests are arriving on the same day as your departure, a late checkout will not be available. If you would like to opt for a late check out, please let us know the day prior to your departure, in order to schedule a later cleaning time for your rental, IF one is available. Any checkout later than 5pm is considered an additional night, and will be charged as such.
Our housekeepers are scheduled to arrive at 11 am, so it is not necessary to make the beds before you depart. Upon check out, please be sure to lock all doors, close all windows, and be sure that all trash has been bagged. If you have not checked out by 11am on the day of your departure, a $50 fee will be charged staring at 11am, and per hour that exceeds 11am.
Supplies:
Your vacation home will have linens and towels, dishes, silverware, an iron and ironing board, and a hair dryer. We also supply a “starter pack” of toilet paper, paper towels, trash bags, hand soap, and dishwashing tabs. The “starter pack” includes 2 rolls of toilet paper per bathroom, travel size shampoo/conditioner(2), body wash(2), lotion(1) per bathroom, and one roll of paper towels for the kitchen. If you run out of your supply, it is up to you to purchase more for your stay. We do not supply any personal care products such as razors, hairspray, etc. We supply a small selection of food items such as spices and cooking oil etc. We do not supply any specialty cookware. If you would like to know if there is a certain item provided please feel free to ask before your arrival, in the event you would need to bring your own. Air Conditioning/ Heating Units:
The air conditioner may not be set below 70 degrees at any time. The heater may not be set above 80 degrees at any time. If you are running the heater or air conditioner, you must keep doors and windows closed, as to not overload the system with constantly running to try to keep temperature correctly. Do not turn the air conditioning/heater to “On”, please be sure to simply set to “Auto” so that again, the system does not run constantly and damage the motor. Should damages occur to the units from misuse, you will be charged for repairs. Please feel free to let us know if you have any questions as to the use of the units, we are happy to help.
Parking/Vehicles:
Upon arrival, please be sure to park in the driveway of your rental.
Extra Services:
All additional services are in addition to your rent and cleaning. These services include but are not limited to daily maid service, late checkout, shipping, etc. You also certify that you agree to all the conditions and regulations set.
Personal/Property Damages:
We shall be held harmless from damage to property, loss or theft of personal property or personal injury damage occurring to any guest or tenant, whether disclosed or not disclosed, while said tenant or guest is utilizing any service provided. We will not be held responsible for any lost or stolen property, so please be mindful of your belongings. Do not give any unauthorized guest a door code. Lock all doors and windows when leaving, including any vehicles when parked.
Smoking:
This home is non-smoking. Smoking is only permitted in designated outdoor areas. No smoking of any kind is allowed indoors. Any tenant found in violation will be charged an additional fee of $500.00
Pets:
The tenant agrees that no Animals, Birds or Pets of any descriptions shall be kept in or upon the property, unless authorized. Should pets be allowed in said property, a $200.00 per animal non-refundable cleaning fee with be charged plus a security deposit may be required.
Damages:
The tenant will be responsible for all damage or breakage and/or loss to the property, except normal wear and tear. The tenant will leave the premises in the same general and good habitable condition. All damaged property will be charged to the guest.
Management Access:
The tenant agrees to allow us to enter and view the premises, both inside and outside:
A)To inspect the premises.
B)To make repairs thereto:
Dangerous Materials:
Tenant shall not keep or have on the premises any article or thing of a dangerous, flammable, or explosive character that might substantially increase the danger of fire on the premises, or that might be considered hazardous materials. No charcoal barbecues, or deep fryers are allowed at this home.
Occupancy/Events:
This property is for a vacation, recreational, or corporate purpose. NO EVENTS/PARTIES AT ANY TIME. You may not exceed the maximum occupancy of 14 people at any time, whether additional guests will be spending the night or not. Any incident which causes us to determine that this policy has been violated, including but not limited to: a police visit, security visit, or an allegation from the city/county or neighborhood HOA relating to a disturbance will result in a $2000 fine and immediate eviction. Our property is located within a community that maintains a secluded, tranquil environment for their residents. Anyone who wishes to disturb that environment by throwing loud parties, or any type of event, must find a more appropriate venue for such activities.
Noise:
"Quiet Time" is from 10 pm-6 am daily. During this time, please respect the neighbors and keep all noise to a minimum.
Signs/Decorations:
Tenants shall not place or permit to be placed any signs or other attachments on the home’s rental property, building or common areas, including within the community.
Plumbing:
Do not flush feminine products, paper towels, wipes (even flushable), or any other foreign object down the toilets.
Mail:
Do not have personal mail sent to your vacation home, as we do not have access to the mailbox. If you need something shipped, you must send it via FedEx or UPS. We will not be held responsible for any packages sent, so please be mindful when mailing. Do not send packages that will arrive before or after your stay, as we cannot guarantee that another guest or person will let us know that a package has arrived.
