Check-in and Check-out Timings
✓ Standard Check-in: From 3:00 PM onwards.
**If you book the property after 3:00 PM on the same day, please note that preparation time may take up to 3 hours to make the room and apartment ready for you, as we are not expecting late bookings. We appreciate your patience and understanding.
✓ Standard Check-out: On or before 11:00 AM.
✓ Early Check-ins/Late Check-outs: Subject to availability and may incur additional charges. Please inquire in advance if needed.

Local Taxes
✓ A Tourism Dirham tax of AED 20 per night and a 5% Value Added Tax apply to this property.
✓ These taxes will be collected upon arrival if not automatically processed by Airbnb.

Guest Registration
✓ Please submit copies of passports or Emirates IDs for all adult guests and visitors who will primarily check in at the property, at least 48 hours prior to arrival. Welcome! We`re excited to host you and to ensure a comfortable, respectful, and legally compliant stay for all, please carefully review the following house rules.

1. 💳 Check-In Requirements
All guests are required to submit a copy of their passport at least 24 hours before arrival, as mandated by Dubai Tourism regulations.
Access will not be granted until these requirements are completed.

2. 🚭 Smoking Policy
Smoking inside the apartment is strictly prohibited and subject to a fine of up to AED 3,000.
Smoking is only allowed on the balcony (if available). Please do not bring ashtrays inside the apartment after use.

3. 🎉 Guest Conduct & Restrictions
No parties, loud music, or events are allowed at any time.
Unauthorized visitors are strictly prohibited.
Any violation may result in immediate eviction without refund, and forfeiture of the security deposit.

4. 🛠️ Damages, Missing Items & Property Care
Guests are financially responsible for the condition of the property. The following fines may apply:

🔑 Lost/Damaged Access Card – AED 550
🅿️ Lost Parking Card – AED 550
🗝️ Lost Physical Key (if provided) – AED 100
🚪 Call-Out Fee (e.g., for key/lockout assistance) – AED 200

🧺 Irremovable Stains on Linens:
  • Towels – AED 50 each
  • Pillow Covers – AED 50 each
  • Bed Sheets – AED 100 each
🧼 Excessive mess or property damage – Additional cleaning/repair fines

• Guests must maintain the apartment in good condition
• Fines apply for lost items, stains, or excessive mess

5. 📸 Reporting Issues
To ensure prompt resolution, any concerns must be reported within the first 48 hours of check-in and supported by clear photo or video evidence.
If no issues are raised within this period, it will be understood that the apartment was received in good condition.
Please note that any complaints submitted after check-out will not be eligible for compensation or deductions from the security deposit.
Refund/Compensation/s will not be issued for concerns that could have been addressed upon arrival.

7. ⏰ Check-Out Policy
Check-out time is observed at 10:00 AM.
Unauthorized late check-out will result in a fine of AED 500 and may disrupt schedule of cleaning for incoming guests.
Continued unauthorized late check-out after 12:00 PM will incur a an additional fine of AED 1,000.

8. 📷 Property Use
The apartment is intended solely for short-term residential use.
Commercial use, including filming or photo shoots, is not permitted without prior written approval.

9. 📜 Compliance with Local Laws
Guests must comply with all Dubai laws and community regulations during their stay.
Failure to comply may result in eviction and notification to local authorities.

10. 🚫 Cancellation & Refund Policy
This listing follows the Airbnb Cancellation Policy.
Please review the Airbnb policy for full details regarding cancellations and refunds.

NOTE:
For same-day bookings, including reservations made around 3:00 PM, we kindly ask for your understanding as our team prepares the apartment for your arrival. Since the previous guest may have just checked out, our housekeeping staff will require approximately 2 to 3 hours to complete a full cleaning and inspection to ensure the unit is in perfect condition.

We prioritize cleanliness and guest comfort, so this short preparation time allows us to refresh the apartment thoroughly before check-in. We truly appreciate your patience and cooperation, and we’ll notify you the moment the apartment is ready for your stay.

Lost & Found Policy

Please note that any personal items left behind in the apartment after check-out will be securely stored for up to 30 days. If the items are not claimed or no follow-up is received within this period, they will be safely disposed of in accordance with our property management guidelines.

Perishable items, such as food, medicine, and similar goods, will be disposed of immediately for health and safety reasons.
