The space
Newly listed! The house is airy and spacious but still warm and cosy as we use the hassle free air to water underfloor heating and heat recovery systems. There's no need to open any windows!!

Upstairs:
Walnut stairs take you up to the family sitting room/games room with breathtaking views of Achill Island, Blackrock, Dubhoileán Mór and Blacksod Bay. The next stop is America! The views are constantly changing with the weather. The sunsets are a special treat.

Kitchen / Diner:
The large open-plan kitchen diner and reception has an island gas 5 burner hob that allows you to engage with family and friends while preparing meals and entertaining. The quartz island can seat 3 guests. The dining table can seat 8.
The kitchen is fully equipped with utensils, crockery, pots and pans so you can prepare your meals.
There is a double oven, microwave, dishwasher, toaster, kettle, fridge freezer, Tassimo coffee machine (bring your own pods), chest freezer, lots of food storage and wine racks.
Off the kitchen area, there's a large L-shaped sofa, 2 tub chairs and a TV. You have sea views of Ballycroy, Bullsmouth in the bay and there are double doors that open onto the south-facing patio.

Wifi is available throughout and there is a smart TV upstairs where you can cast from your devices or watch a movie on Netflix (your own account is required).

External CCTV security cameras on all aspects.

Master Bedroom:
- King-size dark wooden bed, wardrobe, bedside cabinet storage x2 and a chest of drawers.

- Ensuite wetroom with rainfall shower, sink unit, toilet and a storage cupboard.

- Small kid's bunk bed and single trundle bed. Wardrobe, bedside cabinet, storage unit and wall light.
This room would comfortably sleep 3 children over 4.

- Full Size bunk bed with a double and single bed, wardrobe and storage unit. Led colour-changing stars lighting and a wall light. Suitable for over 5's.

Main bathroom:
- The bathroom has a deep bath, large walk in shower / wet room with a glass screen. There is a toilet, sink storage unit, towel rail and LED mirror over the sink.

Utility room:
- iron, ironing board, airer and small washing machine.
There's a single toilet (cloakroom) off the utility room.

Exterior:

There's a large south-facing patio area to the rear. A real sun trap!
The garden is landscaped to the front.

The property has a large carpark and the rocky shore is at the end of the long back garden/field.

This house was my original childhood home. I started this project with my mum in 2015 and finally completed it.
Guest access
Access to all of the house (not storage room) and to all gardens and the field to the rocky seashore. Please take care when climbing down the cliffs at the end of the garden as there are no steps.

Bed linen and towels included, DVD player, CD, fridge freezer, chest freezer, microwave, washing machine, airer /dryer, iPod / bluetooth docking station, WIFI access, partially enclosed garden, private off road parking.

Property not suitable for children under 4yrs old due to stairs.
